Around once every few weeks I get an email asking for an update on the Sports Bar coming next to Looking Glass Lounge on Georgia Ave. I’m happy to say I can finally provide one. For those who are unfamiliar with this project you can see some background here.

First the name has changed. The ultimate plan is to still create a much bigger project called the The Green Room. The new name comes from the bar in Pretty Woman called the Blue Banana. Uh, while that wouldn’t be my first choice for the name of a sports bar, I’m glad to say the project is still moving forward.

At any rate, the contractors have been selected and the final construction permits issued. Construction is now likely to start late this week, early next week. Construction will take approximately 10 weeks. They now hope to open in time for Football season but I’m gonna have to guess the Sept./Oct. timeframe if all goes well. Stay tuned for more info as it becomes available.

“Dear PoP,

I just stopped into the Pink Snapper for a pre-opening celebration at 826 Shepherd St NW, and had some delicious Jamaican food including ox tail, curried goat, rice, beans, the works. I talked with the co-owner and she said that they’re having their grand opening next Saturday, June 19th starting with lunch at noon.”

It’s been a long time coming, can’t wait to try them out!

Holy cow, not sure how I missed this. Greater Greater Washington’s Kent Boese reports:

On May 17, 2010, work on the $7.9 million Middle Georgia Avenue Great Streets project began. The project is expected to last approximately 18 months and will include the area between Webster Street and Otis Place, NW, and include Upshur Street between 8th and 9th Streets.

The greatest changes will come to two triangular parks along Georgia, one at Upshur and 9th and the other at Varnum and Kansas Avenue. Both will get new landscaping and the sidewalks realigned.

Most significantly, 9th Street will be closed to traffic at the tip of the triangle, where it splits off Georgia at a narrow angle. That will become community greenspace, including one of several bio-retention ponds.

The project will consist of roughly three phases starting at Webster Street and working south.

Lots more great info and maps here.  This community greenspace is gonna make for a great Petworth Farmer’s Market, hopefully, starting June 25th.

Update: Thanks to a reader comment, you can track progress on this project here.

It’s been a long time coming but the day has finally arrived. Welcome Petworth’s newest sitdown restaurant – Sala Thai located at 3716 Georgia Avenue, NW (above the Petworth Metro in the Park Place building). They are having a soft opening starting Friday evening (tonight)!

Still some finishing touches going on but here’s a quick sneak peek at the dining area:

The new Petworth Farmers Market will take place on 9th Street NW between Taylor and Upshur Streets, NW

From the ANC4C Newsletter:

“An application by Petworth Community Market for a $3000 grant for start-up costs was approved unanimously by ANC4C at its last meeting May 11, 2010. The market will be held on Fridays from 3-7 pm at 9th Street NW between Taylor and Upshur Streets. The opening day is planned for Friday, June 25, pending the necessary permits.”

And the Columbia Heights Marketplace will start June 5th from 9am – 2pm at the Civic Plaza at 14th Street and Park Road, NW.

Here’s a great example of a terraced garden up in Petworth.

But what was even cooler was talking to the owner. It turns out that his elderly neighbors are also big fans of the garden. But unlike normal people he decided to start a garden for them in front of their house. Mark one for going above and beyond:

Last week, you may have noticed an UrbanTurf post about The Neighborhoods of 2015, which considered the up and coming ‘hoods expected to be hot in a few years. The Prince of Petworth, PoP contributor Kevin Wood, and myself were included among those asked to comment. Notably, Petworth was absent from the list; an omission somewhat explained by this Good Deal or Not Revisited (GDoN-R).

Ed. Note: I did not pick Petworth for the UrbanTurf article because the criteria I was given also made it clear that Petworth was already a hot neighborhood! (I was shocked to see Mt. Pleasant listed…)

Quite simply, once a house can be a Good Deal or Not (GDoN) post and be priced over half a million dollars (after having sold less than five months prior for sub-$200,000), and be declared a good deal by commenters, then perhaps that neighborhood is already past “up and coming”. Not to mention that it was on the market for a whopping total of five days and sold over twenty thousand dollars above list…for a house on a three syllable street!

A couple weeks ago, I mentioned that the first house on Capitol Hill to sell over a million dollars sold in 2001. A comparable milestone for Petworth was the first house to sell over half a million dollars, which came to fruition in 2004. The market peak of 2005 saw a total of 28 sales of fee simple properties in Petworth over $500,000., followed by the same total in 2007. The number of $500,000.+ sales in Petworth slowed down to 16 in 2007, followed by a disappointing total of 3 in 2008. In all of 2009, only 6 Petworth properties sold over the $500k mark. Almost at the halfway point for the year, there have already been 5 settled sales over half a million dollars. Petworth isn’t necessarily in line to compete with top of the Boom price activity yet, however, things are definitely moving along.

Of course, price is not the only measure of the health of a sub-market. Back in 2002, Petworth saw 192 fee simple properties change ownership hands. By 2003, that number progressed to 230, to a peak in 2004 at 268 transactions. Number of transactions progressively slid back to lows of 134 and 139 in 2007 and 2008, respectively. Foreclosure sales followed by re-sales of the same (but renovated) properties bumped the numbers to 201 transactions in 2009. So far, for the first half of 2010, there have been 109 settled fee simple sales, which is setting a nice, steady pace.
