Wild! I’ve enjoyed showing “minihouses” before but those have always been 2 bed/2 bath. This is the first 1 bed/1bath Row House I’ve ever seen. Does $479,900 sound reasonable?

A new coffee house and bar, The Independent, is coming to Shaw. It is exciting to see new places continue to sprout up east on U Street/Florida Ave. Many of you will surely recognize the location as the former home to renowned urologist Dr. Edward H. Saunders.

The details from the alcohol permit sound very promising, particularly a significant summer garden. The alcohol permit says:
“Coffee House, bar lounge, 199 seats and total occupancy of 235 on first floor and storage on first and basement. Summer Garden with 75 seats and a total occupancy of 90.”
Think it’ll be like a Tryst-like establishment?

I don’t think this deserves a horse’s ass award at the moment because I think the building is looking rather nice. However, it has been in this state for a number of months. Do any nearby neighbors happen to know what’s going on?

The Craigslist ad says:
“Spacious 950 square foot two bedroom apartment located in the heart of Shaw. Newly remodeled bathroom and kitchen. Gorgeous hardwood floors. Metro one block away. Shaw metro entrance located on the north side of R Street, between 7th and 8th Streets. Green and Yellow lines.”
This looks like it might be a great deal – $1395 for a 2 bedroom sound reasonable for this location?
“Dear PoP,
My housemate was held up at gunpoint last night in the alley between 10th & 11th, between French & S. She asked me to spread the word to neighbors – the attackers were 2 African-American females, approximately 15-18 years old. (She did file a police report but I don’t have all the details that she gave the police.)”
There was also a mugging at 14th and T Streets, Monday night. Just a reminder to always be aware of your environment. While you can’t prevent every mugging, staying alert helps.

I happened to have run into some neighbors who live nearby this intersection. When they first requested a traffic light here they were told that it was not possible because there weren’t enough traffic accidents yet. Frustrating logic.

Thanks to a reader for the tip on this development. I’m a bit late on this one but folks have frequently asked me if I’d heard any news about this retail space that has been vacant for quite a while. Turns out it is run by a company called Beau Thai LLC.
After doing a google search I found the following from the Bloomingdale blog:
“She is aiming for an early March opening. She is a veteran in the Thai food business (and a relative of the operator of Thai X-Ing on Florida Avenue NW).
She will at first only have take-out service, as her zoning appears to be restricted to that for the time being (take-out was apparently grandfathered-in through prior use of the, very nice, building). She told me that what she really wants to do is a full-fledged sit-down Thai restaurant, however.”
Hopefully it opens soon. Lots of people love Thai X-ing on nearby Florida Avenue, NW so hopefully this space will offer similar quality.

I believe I’ve featured this as HoTD before so I’m happy to finally get a look at the inside. I’m digging the master bedroom. Well this falls $100 short of the PoP house porn threshold – does $999,900 sound reasonable for this home with a 1 bedroom legal rental unit?

I think this is one of the homes previously owned by Shiloh Baptist church that recently went for sale. I’m not sure if it sold or not but I’m cautiously optimistic about the construction/garbage bin out front.
