Ed. Note: I’ve been getting a few inquiries like this so I thought it would be fun to start it as a regular feature. We just purchased a fully renovated house on the 3600 block of 11th St. NW with a wicked nice basement apartment rental unit. We would love some input on how much you (and the readers) think it is worth! We hope to advertise it sometime this month. Here are the details:

* ALL NEW!
* 1000 sqft 1 bdrm apartment
* All utilities included (minus cable/internet)
* Washer/dryer in the unit
* All new kitchen appliances
* Easy on street parking (there are always spots!)
* Just a hop & skip to all the new bars on 11th Street! Meridian Pint, Red Rocks, and what hopefully will be a rockin’ bar being build by the owners of Local 16th!
* .6 miles to Columbia Heights metro and all it’s glory! Think Target, Marshalls, IHOP, etc…
* .3 miles to Petworth. Certainly not too long until it is also glorious! Especially if your shuttlebutt is right on and that coffee shop moves in like you noted in the blog. Not to mention the new sports bar going in next to the Looking Glass.
* Solid size bathroom with great sink and fancy facet!
* Easy walk to 16th street for all the express buses
* Quiet one way street
* Great landlord!

Thanks for the input!

(Note: The photos don’t show a cooking range or refrigerator since we just ordered them from Home Depot – they will arrive next weekend)

Awesome! This was one of my first ever ‘houses of the day’ way way back in the day. So psyched to be able to take a peek inside. What do you think?

This 7 bed/3.5 bath is yours for $1,150,000.

“Dear PoP,

My apartment building is at 739 Newton Place, NW (between New Hampshire and Georgia Avenues). I think that all of the pictures explain themselves, but please let me know if anything puzzles you.

As for the apartment: The building as a whole was thoroughly renovated; the work was finished in 2007. My apartment is a one-bedroom with the bedroom being 10 feet by 10 1/2 feet in size. The living/dining area is 11 feet square. The apartment has hardwood floors. It has high ceilings and crown molding (is the term I have heard) that is reminiscent of the 1930s. What adds to the charm for me is the number of electric outlets (I do not have a number per room, but it would be difficult to use them all) and an ingenious lighting design that means that every time I need to light an area, an overhead light is there. The kitchen is state-of-the-art (granite countertops, a deep sink, a pull-out faucet, and GE Profile stainless steel appliances). The apartment has a stackable washer/dryer pair in a closet, and it has its own HVAC system (also in a closet). There is a coat closet near the front door and a reasonably good-size closet in the bedroom. As a whole, the apartment oozes charm, for whatever that is worth.

What the apartment is worth is a pressing question for me at the moment. I very much appreciate your helping me figure it out.”

Hmm, I’m gonna guess $1300 again. What do you guys think?

Thanks to all who’ve written in about the progress at 14th and W St, NW (pictured above). We’ve been eagerly awaiting movement since Oct. ’07. Perseus Realty just issued a press release this afternoon:

“14W Apartments

Perseus Realty, LLC (Perseus Realty) of Washington, D.C. and its joint venture partner Jefferson Apartment Group (JAG) of McLean Virginia will begin construction shortly on a new mixed-use development at 14th and W Streets, N.W. in Washington, D.C. The approximately 300,000 square foot project will have 231 rental apartments, an all-new 44,000 square foot YMCA facility, and over 10,000 square feet of ground-level retail space. With equity financing from Rockpoint Group, L.L.C. and a $53 million construction loan from Wells Fargo Bank, NA, the development team will begin demolition of the existing buildings in early December. The state-of-the-art YMCA and first apartments will deliver in summer of 2012, with the remaining apartments delivering by fall of 2012.”

And a bit further north it looks like construction may also soon start as they’ve put some new barriers down at the old Nehemiah site at 14th and Belmont St, NW.

“Dear PoP,

There is a massive collection of police, comprising 2 paddywagons and a bunch of cop cars, including at least one detective, at 11th and fairmont. The Fairmont block between Sherman and 11th is closed off. The police won’t tell me anything, save to say “it’ll be on the news, sir.” Perhaps you can find out more?”

Another reader sends in the above photo and writes:

“My friend has the cops and media outside his house. Apparently they found a body in the alley behind the houses on Euclid, near 11th St.”

UPDATE: 4:29pm another reader writes that the victim is a “young girl”. More info as is it becomes available.

UPDATE: 5:03pm another reader updates – “a girl in her late teens, found in a super can, no other info.” There’s reason to believe they’ll be able to identify the victim.

Does $1050 sound reasonable for this 1 bedroom basement apartment?
