
Good progress since we last checked in in mid-April.


This is the plot where neighbors were concerned about “No Subdivision, No McMansions”. Well the first house has been finished and the foundation has been laid for the second. How do you think the first house turned out?

Not sure if you’ve posted about this already, but they’re making progress on phase one of the Park Morton project (“The Avenue” at Georgia and Newton). They’ve torn down the old car wash and vacant building.”
We mentioned this project in the beginning of Feb. ’11 and you can see photos before the demo here. Wild.

“Dear PoP,
Any idea what is going on at 1430 Belmont ST NW near Meridian Hill Park? It looks pretty empty and there was a ton of garbage piled out front. It is a pretty building that has probably seen better days.”
Lots of folks asking what’s going on here. I’ve emailed CM Jim Graham’s office but haven’t heard back yet. Anyone know the scoop?


“Dear PoP,
Anyone have more info on the construction at 4th & I? I believe these are also going to be apartments, right across from the spot where the Giant/apartments were supposed to go. Wish the Giant had broken ground already! If I have to deal with all the noisy construction, I would much rather have a grocery store across the street to reap the benefits of in the end :)”
According to Jonathon O’Connel at The Post:
…the company [AvalonBay] is close to getting underway at another smaller site in the District, near the city’s burgeoning restaurant and entertainment hub on H Street NE. Cox said the company had acquired 318 I Street NE, a site that Broadway Development had planned for condominiums before being foreclosed upon in 2009. AvalonBay plans 140 apartments, which will have easy access to H Street, NoMa and Union Station.

The buildings at 1318/20 14th St, NW are starting to fill in nicely.

Though I’m afraid I do have a bit of bad news to share – the awesome transom has been removed as of last weekend:


Renew Shaw spotted the sign over the weekend and I was able to get a little more info from the folks at Capital City Real Estate. They tell me:
“We plan to do 12 two level duplexes. Each 2 bedroom 2 bath. Pricing is not finalized as the project is 6-9 months out, but we plan to have units priced in the mid to high 400’s and a couple maybe just a hair above. There will be parking available for sale for the units once the old Kelsey Gardens development is complete. (there will be rental parking in the meantime, on the Kelsey Gardens site).”
We most recently looked at a Capital City Real Estate project in Columbia Heights at 13th and Park Rd, NW. Though we’ve looked at many others with this one being the most popular so far.


Thanks to all the readers who sent in photos. Anyone know if 2922 Sherman Ave, NW is gonna be rentals or condos?
And nearby it looks like there is major work going on at the old Coco Libre space at the corner of Sherman and Harvard St, NW. We noticed some movement back in Dec. ’10 but has anyone heard if a new tenant is moving in?

I was wondering if you have noticed the demolition of the old CUA dorm buildings taking place on the corner of 7th and Monroe St. NE? Do you or any of your readers happen to know what is going on there?
I’ve heard rumors of a new building going up with mixed office/retail space. This sounds like a great addition to the neighborhood!”
Another reader sent word about the plans from Bozzuto:
The multi-phase Catholic University South Campus redevelopment will be located on five city blocks in Washington, D.C.’s Brookland neighborhood, adjacent to the Brookland Metro station and just three miles north of the U.S. Capitol. The community will ultimately consist of a progressive mix of uses: approximately 720 residential units, 45 townhomes, 83,000 square feet of street-level retail, 15,000 square feet of artist studio space, a 3,000 square-foot community arts center, and 850 parking spaces. Approved plans also include streetscape and hardscape improvements which will greatly improve the South Campus’s walkability, creating a lively, pedestrian-friendly atmosphere and significantly improving traffic patterns and pedestrian crossings along Michigan Avenue.
It expects to be completed in 2013.
