Thanks to a reader for sending the heads up. Back when Chidogo’s closed at the end of Oct. we learned that major construction would start in Dec. Looks like they’re on schedule. I had noticed that raze permits had been posted on the old storefronts (taco bell, foot locker, domino’s, el paraiso etc.) It’s gonna be wild to see this block transform. Can’t wait for the before and after photos. Well, here’s the before:

Urban Investment Partners (UIP) has closed on its sixth acquisition of 2011 with the purchase of 1346 Park Road NW in Columbia Heights. An entity controlled by Someck Development and Northridge Capital sold the property to UIP for $3.7 million.

MAC Realty Advisors’ Andrew McAllister represented the seller of 1346 Park Road NW. “This transaction showcases UIP’s continued momentum in the urban space,” said McAllister, who represented this same seller in the sale of 1349 Kenyon Street, NW to UIP earlier this year.

UIP plans to invest $2.7 million on a full “gut” renovation of the historic structure, including new plumbing, electrical, heating, and cooling systems as well as a new roof, windows, and condo-level finishes. UIP plans to add seven apartments on the cellar level for a new total of 28 units. The existing one-bedroom apartments will be remodeled to create new apartments with two bedrooms and two bathrooms. The scope of work also includes opening up the balconies on the front of the building, restoring the original façade design, and eliminating previously added windows that are inconsistent with the original, historic exterior.

The seller planned but never implemented a restoration of the building, which has remained vacant for more than two years. UIP General Contracting, Inc. (UIPGC), a subsidiary of UIP, is performing the renovation work, which is expected to be completed by October of 2012. As with many UIP projects, prior residents will return to brand-new apartments at their old rents after the renovations have been completed.

“Not sure it this means actual progress, but they are replacing the roof at 14th and V.”

Back in Sept. ’10 we had learned that a new Tex Mex restaurant, La Fonda, had applied for a liquor license at the old AM PM carryout at 14th and V St, NW. La Fonda was going to be a:

“New Mexican restaurant offering “Tex-Mex” styled cuisine with live entertainment featuring a single musician and karaoke. Seating capacity is 220. Total occupancy load is 332. Sidewalk Café with seating for 48.”

Sadly, it appeared the deal fell through as there was little sign of progress on the building. Great to see work starting. It’ll be interesting to see if this means La Fonda is back on board or if someone else will be coming into the space. Stay tuned.

Thanks to all who sent emails yesterday. Back in Oct. ’10 we learned that:

“When completed, the building will be seven stories and will offer 125 sleek condominium residences.”

Following are the new plans sent by JBG:

“We are very excited about a new direction we are taking to better meet the demands of this burgeoning neighborhood. Since launching the project, we have continued to assess the residential market in the Washington, D.C. area and in the Logan Circle neighborhood. The building is on course for delivery in the fall of 2012, and we have decided to launch the project as a boutique apartment building rather than a condominium building as originally conceived. We believe this new building will be an excellent compliment for the neighborhood and the community, and is an affirmation of the strength of the apartment market in D.C.

While we have received significant interest in the condominium residences we are very excited for the apartment building, which will be called The District. The building will have all of the same features, amenities and level of finishes as previously planned: a lobby lounge, fitness center and extensive rooftop terrace. Residence features will include floor-to-ceiling glass, hardwood floors, beautiful European cabinetry, and expansive private balconies and terraces.
