Thanks to a reader for sending word that this Horse’s Ass Award nominee has applied for a raze permit. Rumors abound as to what will happen to the space. Those in the know tell me they hear plans of a restaurant/bar or possibly a small condo building as the lot behind the building goes with it as well. But these are just rumors at the moment. Updates as we learn more.

“The Hines-Urban Atlantic-Triden team was selected based on the strength and compatibility of their plan with the Reuse and Small Area Plans; their approach and ability to provide quality community benefits; their breadth of development and financial experience on complicated sites; and their development and financing capability.”

From Walter Reed Local Redevelopment Authority (LRA):

“The Walter Reed Army Medical Center (WRAMC) former campus is located on the north end of the District, between 16th Street and Georgia Avenue. This location is approximately six blocks from the the District boundary at Eastern Avenue and about two miles south of Downtown Silver Spring.

The LRA Site occupies 66.57 acres of the 110.1-acre former campus. The remaining 43.53 acres on the eastern portion of campus will be occupied by Department of State (DOS). The LRA site has frontage on all 4 sides: Fern Street on the north, Georgia Avenue on the east, Aspen Street on the South, and 16th Street on the west, making the site readily accessible to the adjacent neighborhoods.”

Big big news for Brightwood and north country – the Walter Reed Medical Center redevelopment winner is Hines/Urban Atlantic – The Parks at Walter Reed:

“When complete, Walter Reed will feature:

Retail – two viable, vibrant plans, one anchored by a large format retailer and one anchored by a smaller specialty grocer

Innovation Core – anchored by committed life science and health users – GW University, MIT professors, and Biotrial – supported by a Hyatt conference hotel

High Quality, Diverse Housing – serving a mix of incomes and households including a seniors village that facilitates aging-in-place

Creative Mixed Uses, Historic Programming & Open Space – drawing the community in through arts, history, and an impressive network of active and passive open spaces.”

“The Washington Metropolitan Area Transit Authority (WMATA) has announced that, for the first time in seven years, it is releasing a multi-site solicitation of properties for development into transit-oriented projects.

As the Washington region continues to grow, transit-oriented projects are increasingly attractive to both residents and businesses as a way of managing traffic congestion and improving quality of life for residents and employees.  WMATA is planning to leverage this interest, along with favorable market conditions, to offer five developments sites.

WMATA issued requests for proposals for the following properties:

Brookland-CUA
Fort Totten
Navy Yard (Chiller Plant)
Grosvenor-Strathmore
Morgan Boulevard

“These properties present excellent development opportunities,” said Metro General Manager and CEO, Richard Sarles. “The interest that has already been expressed in these sites is an indication of the crucial role Metro is playing in the growth of the region.”

WMATA is already a national leader among transit agencies in the field of private sector development on transit properties, what the industry calls “joint development.” Some two dozen projects have already been successfully completed in the District of Columbia, Maryland and Virginia, and several more are underway.

WMATA will be looking for quality developments with a focus on safe, walkable and attractive communities that work well with existing transit service. These projects will help achieve WMATA’s Momentum Strategic Plan of ensuring financial stability by generating increased ridership and rental income for Metro, and our goal of improving regional mobility and connecting communities.

Solicitations are posted online at wmata.com/realestate and will also be publicized through real estate organizations and trade publications.”

“1135 Okie Street NE in Ivy City is a 24,500 sq ft industrial building that was purchased by Sweetwater LLC who will be doing business as the newly founded One Eight Distilling Company. The distillery will occupy about 10,000 sq ft on the first floor with the remaining 10,000 sq ft being leased as warehouse space to a wholesaler, which will allow for future expansion. There is also a 4,500 sq ft 2nd floor space that was formerly home to a small church. We are looking for an arts group or other creative use for that space that would provide synergy with the distillery and with whom they could co-host events in the tasting room. They are in the permitting phase now and are planning to start construction in the near future with a goal of opening in spring 2014.”

Follow up to our discussion earlier in teh week. From a press release:

“The Historic Preservation Review Board yesterday, after a hearing to review revisions to Vision McMillan Partner’s Plan for the McMillan Sand Filtration Site, voted unanimously to support advancement of the project. Board members were overwhelmingly positive in their responses to this most recent round of revisions, calling the plan a “very, very thoughtful and serious response to what we established,” (Maria Casarella) and referring to collaboration on the project as “very tangible and commendable.” (Rauzia Ally) The Vision McMillan Partners development team includes Trammell Crow Company, EYA and Jair Lynch Development Partners.

Anne Corbett, Project Director with Vision McMillan Partners said after the hearing: “This is a significant moment in our journey to create a unique place that honors this site’s rich history and creates opportunity and excitement for local residents. This is far from over, but our team will continue to work tirelessly with the community and the HPRB to deliver something that truly reflects the desires of surrounding communities. Thanks to a reader for sending a photo of the new Chipotle signage on 14th Street just north of P (the old Sam’s Pawn Shop building.) This is the same building where a Zengo Cycling Studio is coming this December. From a press release:

“Zengo Cycle, an indoor cycling concept based in Bethesda, Md., is expanding in the D.C. metro area with a new 1,900 square foot studio in the Logan Circle neighborhood. Opening in December, this location marks the beginning of the concept’s regional expansion.

Located at 1508 14th Street NW, the new Zengo Cycle will be the neighborhood’s first indoor cycling studio. The location will feature a fleet of top-of-the-line Schwinn magnetic resistance bikes, a custom sound system that makes music an integral part of the experience, and a robust retail section offering an array of Zengo Cycle branded gear.”

7th and O Looking North East

My tour of jaw dropping gigantic new developments continues – next up is City Market at O and even in this early stage it doesn’t disappoint.  First here’s a few details from the folks at City Market at O:

“The Numbers:
90,000 square feet of retail, including 78K Giant

Dates:
Giant Opening: November 22
Initial Apartment move-ins – Dec – Jan
Cambria Hotel Opening: late spring

The entire project is Leed Silver, from the Giant to the hotel to the residences

The Shaw neighborhood: Roadside worked to keep the look and feel of the neighborhood in a number of ways. They opened up 8th street to continue the tree lined street through the center of City Market at O, they buried all loading for the Giant, hotel and retail/restaurants underneath the project; and they worked with older residents to ensure they had the opportunity to stay in the area by building an affordable 90-unit residence.
