This is an interesting house it has 3 bedrooms and 3.5 baths but it’s curious that there are not internal photos. But assuming it is updated like it says do you think $595,000 sounds reasonable?

Well, I definitely think this is a great location. The price was originally $419,900 but has now dropped to $389,900. Does this sound reasonable for a 2 bedroom 1.5 bathroom at this location?

It seems like a fine house but is it possible one can be completely oblivious to the current market? Asking price is $714,950. That seems high even during the height of the bubble. What do you think this house could realistically go for?

Despite having been immediately blasted last week by an anonymous poster for being, “God, you are such a realtor” for saying last week’s GDoN-R was a good deal, I am, without reservation, calling this week’s GDoN-R, a Good Deal. (And yes, I am a card carrying member of the National Association of Realtors.)

I have actual firsthand knowledge of this property. I’ve been in it several times and represented a Purchaser in writing an offer back in December. The listing agent was inundated with ten offers on this property and my client didn’t win the bid. This was a rare find being listed under $300k, in quite livable condition, and within blocks of Metro, the Sexy Safeway, Chinatown, and Penn Quarter.

The property re-surfaced back in early February when the previous contract holder backed out. Having spent the interim looking at everything else was available in that price range, my client decided it made sense to go after the property more aggressively this time and we wrote a much higher offer. Again, it drew multiple offers and this time it looked like we were at the top of the pile. At the last minute, however, another one came in and bumped us out.

That client is happily under contract on another property, however, he’ll be doing a lot more work than he would have had to with this one.

I love finding these incredible Columbia Heights Rowhomes for sale. This one seems to have it all, a sick renovation as well as original details. This house is gigantic but as with all house porn editions, I’m interested to hear what you think about the house itself. Do yourself a favor and make sure you check out the virtual tour. So I went inside and you’ll have to trust me on this, the place is totally redone. In my humble opinion I think it looks really nice. It’s definitely a high end renovation. The flier also says ” 2 Master Suites, Roof Deck, Private Balcony, Fire Place, and Custom Granite Bar.”

I’m also a sucker for carriage houses… But this is on the market for $499,900. Sound reasonable assuming the inside is decked out (and trust me it is)? I’m thinking even though it’s really nice that price is a bit too high for a 2 bedroom.

This house seems to be a complete renovation. So what do you think of the renovation and what do you think of the price which just squeaks under house porn status (arbitrarily set by me at $1 mil) at $984,500? Now I do think this a super sweet location. And it also seems like a big house with 5 beds and 4.5 baths. But answer me this, if it was a complete renovation – how come they painted the outside pink?

The first home looks pretty sweet and is on the market for $589,000. The second home actually has one more half bath than the renovated home and is listed for $485,000.
