I love Seaton Place in Bloomingdale, it seems like a very quiet block with beautiful homes. What do you think of this particular home? The “chef’s kitchen”? Does $614,777 seem reasonable for this 5 bed/3.5 bath?

“A for sale sign just went up at the house on the corner of 13th and W Streets NW. This one breaks my heart because it
looked like it used to be a corner store and would have been a great place for a little neighborhood market or cafe.”
I agree with the reader that this would have made a great little cafe but I’m definitely still happy it is no longer an ugly eyesore. What do you think of the renovation? It nearly made house porn status – it’s going for $974,900…

This home is located at 816 Taylor Street, NW:
The flier says:
“SIMPLY STUNNING!! A MUST SEE! The reader who sent in the listing was concerned that “a tile factory exploded all over its insides”. Other than some over ambitious tiling in the kitchen, I’d say it’s a pretty nice renovation. However, I think the asking price may be a few years a head of it’s time, though it is a very large house. This 5 bed/5.5 bath is going for $875,000. Any predictions? What do you think of the renovations?

The Good Deal or Not (GDoN) post for this property was published back when the property was offered for sale at over $1,000,000. It ended up settling for over $100,000. less than the original list price, but still well north of $900,000. The location and price made for some good heated GDoN discussion.
CABHF commented that “The 400 block of M is my favorite street in the whole city.” From an architectural perspective, this is also one of my favorite blocks. There are some truly lovely and unique properties and interesting history, as well. I recently brokered the acquisition of 444 M St NW, which is currently under construction and will soon re-emerge as M Street Flats.
Someone noted that “The property was bought for $80k (you read that right) back in ’02…”, which is not quite accurate. Tax records indicate what appears to be a transfer among owners, so more likely one owner bought out the other. In 1995, the property was purchased for $180,000.

“Wondering if this is a GDoN….the house first listed at $529,000 and the price has now dropped to $499,000. GDoN? It is at 1612 Newton St NW, just off 16th St.”
What do you think of the house itself? Does $499,000 sound reasonable for a 2 bed/2 bath?

This condo is located at 1326 Vermont Ave, NW:

“Top floor of elegant historic townhome this sunny two level condo has it all! Spectacular roof deck, high ceilings, hardwoods, W/ D, updated kit w/ handcrafed shelves, totally renovated BA w/ skylite, charm and convenience!Pretty tree lined street, steps to Metro, shops, restaurants, all the best of Logan!”

Well, I thought the whole row house was for sale but this condo looks amazing. Sorry to dissapoint that, not surprisingly, it is already under contract. But I still think it’s worth taking a look at because I’m curious what you think of the price. And the condo itself of course. This section of Vermont Ave. is one of my favorite blocks in DC. So do you think the asking price of $323,600 was reasonable for this 1 bed/1 bath?

This condo is located at 1830 18th Street, NW:

I always like to post the condos for new buildings that have been constructed or renovated. Incidentally what area do you consider this – Dupont or Adams Morgan? For some reason I associate it more with Adams Morgan. Anyway, what do you think of the condo itself? Does $847,900 sound reasonable for this 2 bed/3 bath?

Nice open floor plan with chefs kitchen, stainless steel appliances and grantite countertops. Brick patio and garden, parking possible. Short walk to Comunbia Height metro, shops and cafes.”

I’m a big fan of this location and actually do like the painted brick. My only concern is that in the virtual tour that doesn’t seem to be many photos of windows. What do you guys think of the house itself? Keeping in mind that there is a rental unit does $479,000 sound reasonable?
