I’m really digging the floors and look of this place. It is 2 bed/1 bath thought it seems to have a pretty cool layout. It’s interesting to look at an apartment with old school details. What do you think of the apartment itself? Does $449,500 sound reasonable?

This was an interesting Good Deal or Not (GDoN) post as there was a reader who went ahead and put an offer in. Although it needed some work, this foreclosed Victorian rowhome was listed at $308,900. and garnered multiple offers. It ultimately sold over $70,000. above the list price.

Although located literally just a block east across North Capitol, homes on the northeast side of Eckington can still usually be had at lower price points than their very similar Victorian counterparts on the Bloomingdale side. Check out the neighborhood blog which includes some great history. Eckington landmarks include the refurbished McKinley Technical High School, which is a focal point that sits high up on a hill. I often meet NE Eckington residents during my frequent visits to the largest unofficial dog park in DC (also affectionately referred to as Fedex Field, since it is next door to the main Fedex building). In addition to Fedex, XM/Sirius Radio is an Eckington-based business. North Capitol Main Streets, Inc. is a notable tenant, as well. Bloomingdale and Eckington residents (myself included) can be found at the public pool on Lincoln Road during the summer months.

PoP noted that the closest dining option seemed to be the Big Bear Café, located at 1st and R St NW. It’s worth mentioning that Eckington is just north of NOMA and the New York Avenue Metro. There is a new Marriott Courtyard at the Metro, as well as a Five Guys and other food options. Given the push from NOMA Bid, as well as North Capitol Main Streets, I expect great things to continue in this area.

“A stunning example of a fine urban row house. Recent renovation shows the possibilities of a 1924 home turned into a livable piece of art. How about FOUR? Four levels, Four bedrooms, Four bathrooms. .. but still one of a kind. Maple and concrete floors, high ceilings, recessed lighting, In-Law-Suite(appt), garage parking, top of the line finishes throughout.”

I’m pretty sure I’ve featured this house as house of the day before so it’s pretty cool to get a look at the inside. It’s a pretty serious renovation, dying to know what you guys think. Do you think $769,900 is a realistic asking price for this 4 bed/4 bath? I’m thinking it’s a bit on the high side.

“Dear PoP,

I got the tip from a neighbor that 4714 15th St. NW (formerly the “no heat or AC” GDON) was flipped and back on the market. This time it’s got a fireplace, new HVAC, plumbing, electrical, and lots more. Formerly listed at $389,000 and sold for $100,000 less, it’s now up for sale at $629,000. That’s a pretty sweet potential profit.”

This home looks like it has retained much of its old character. What do you think of the rooms? It’s funny, to me, this one looks like a regular “middle class” family lives there. It’s yours for $1,149,000.

I really like this section of S Street. What do you think of the house itself? How important is a big back yard to you? Does $821,500 sound reasonable for this 3 bed/2 bath?

I always enjoy finding new construction/buildings that we’ve previously judged from the outside. What do you think of the look from the inside? This particularly unit is a 2 bed/2 bath going for $448,000. Sound reasonable?

It might be worth noting that many of the other units in this building are already under contract.

“This home features hardwood floors, exposed brick, and tons of light. Renovated in 2003. Walk to METRO. IMPORTANT sale includes Lot 843 which is a large parcel in the back. Email for copy of survey. Combined total sq feet estimated to be 3213. Zoned R4. Property shows well and is sold in AS IS condition.”

I don’t know why I keep finding these 2 bedroom houses but here’s another. I do like the exposed brick. And the backyard is pretty sweet too. It’s interesting that it includes a parcel of land as well. Not sure what one would do with that? Build a garage? What do you think of the home itself? Does $379,000 sound reasonable for this 2 bed/1.5 bath (and adjacent lot)?

Perseverance, a good solid price reduction, and dwindling inventory finally resulted in a settled sale for this upper Columbia Heights property. Located just a tad over half a mile from DC USA (referred to in the listing as “USA Mini Mall”), my buyers in this price range would consider this close in. It looks like the Seller invested in several updates since it was purchased during the pre-Target era back in the 1997 for $139,000. Someone noted in the “Good Deal or Not” (GDoN) comments that being an end unit was not an advantage, but I find that people like the extra windows and not having an immediate neighbor on one side.
The original GDoN post ran last November, shortly after the house was first listed. With the combination of insanely low mortgage interest rates and the looming deadline of the Federal First Time Homebuyers Tax Credit, Fall 2009 is finding us in a very different market than the same timeframe in 2008.

Here’s another small(ish) house that looks nicely renovated. I’m curious what you guys think about the asking price and why it went under contract so fast. The asking price for this 2 bed/2 bath was going for $499,000. Is that a phenomenal deal?
