Today’s Rental was chosen for the plants, balcony and sunset photo, obviously

This rental is located at New Hampshire ave nw near 17th ave nw. The Craigslist ad says:

“$2,500 / 1br – 505ft2 – Best location! 1br plus balcony w sunset views, pets welcome (Dupont Circle &Adams Morgan)

This apartment rocks.

Basics: 1 bed, 1 bath, separate office space, private balcony. Storage unit in the basement. 4 closets. 1 pet permitted with $500 pet deposit. Minimum 1 year lease. Currently owner-occupied. I’ve lived here for 4 years and would stay here forever if I didn’t have to move out of the area.

Location: I can walk to everything- brunch, doctor appointments, the office, parks, museums, gyms, bars. The S Street dog park is across the street. 10 minute walk to Dupont circle, the Dupont circle metro stop, and the U street metro stop.

Stuff inside: garbage disposal, dishwasher. All major kitchen appliances & HVAC replaced within the past 5 years. Brand new LVP kitchen floor. Big western-facing windows that let in a TON of afternoon light. See floor plan in the pics for square footage and layout.

Balcony: deserves its own section. 22 feet long and western-facing, which equals nightly sunset views. It’s on the 8th floor so it’s high enough up to see over the area houses all the way to Virginia. Awesome view made even more awesome by the sunsets.

Gadgets: Includes SimpliSafe and google home systems. SimpliSafe has an indoor camera, smart lock, and water sensors. Google home controls some lights and motorized zebra bedroom curtains. Tenant will have total control of both systems and can add any additional connected items they’d like. Wired for Starry internet, which is $30 a month (!) and has worked great for me.

Money stuff: $0 pet rent (pets must be approved by HOA before move-in). $500 pet deposit. $300 move-in fee. Monthly rent includes all monthly condo fees. Water (including hot water) is included. Tenant pays electric and will set up own internet/cable. 1 month security deposit.

Other things that make me love this apartment:
-4 closets, including one with shelves perfect for shoes or whatever. WAY more closet space than an average 1-bedroom.
-Backdrop brand paint throughout: “not so delicate” gray-mauve in the bedroom, “west coast ghost” (super light gray) in living room & office. Mint accents in office in a color I can’t find the name of. I’m open to repainting if it’s not the tenant’s style.
-DC pride parade & party happens 4 BLOCKS AWAY and it is SO FUN (and World Pride is coming in 2025!!!).
-The neighborhood is just beautiful. I walk my dog a lot. I never get bored or feel unsafe; there’s always people out and about.
-Helpful, friendly, awesome on-site manager and porter who do a great job maintaining and cleaning the building every day.
-HOA is helpful, reasonable and unobtrusive.
-Big, bright laundry room in the basement. I thought I’d hate communal laundry, but I actually love it- I can do 5 loads of laundry at one time instead of an all-day marathon. It’s never too busy.
-Super quiet. Idk what they made these walls out of, but I’ve never lived in an apartment that was this quiet. I simply don’t hear anything from my neighbors’ apartments on the day-to-day. It’s glorious.
