This rental is located at O ST NW near N CAPITOL ST NW. The Craigslist ad says:

Note: this posting is written by the current tenant who is trying to end their lease early. They are only looking for someone looking to start on August 1. This is not a lease takeover/sublet- you will be signing a new lease with the landlord.

About the apartment:
– This is a two story row home, divided into 2 units each with a separate entrance. This listing is for the first floor unit.
– Private south-facing backyard – upstairs tenants do not have backyard rights/access.
– New dishwasher & washer/dryer installed in 2021
– Bathroom renovated in 2021
– Basement storage unit (shared with upstairs tenant but only accessible through private backyard)
– Gas stove
– Microwave
– Central air & heat
– Refrigerator with ice machine and water filter (changed often)
– Wood floors throughout home

About the location:
– Centrally located between Shaw, Bloomingdale, Noma, Mt. Vernon Triangle, & Union Market.
– 2 min walk to bus (80 and P6 routes)
– 10 min walk to Noma Metro (Red Line)
– 15 min walk to Convention Center/ Mt Vernon Sq Metro (Green/Yellow Lines)
– 15 min walk to Union Market

Other things you need to know:
– The landlord does not provide grounds maintenance. Front and back yards are the responsibility of the tenant to maintain. This is a great opportunity for someone who likes to garden! If this is a turn off for you, please do not inquire.
– Tenant is responsible for taking trash to the curb once a week
– Water included, tenant must pay electricity and gas.
