Today’s Rental was chosen for the proximity to Meridian Hill/Malcolm X Park and no other reason, obviously

This rental is located at 2440 16th Street NW. The Craigslist ad says:

“$1,625 / 496ft2 – Jr one BR apt 16th Street/Adams Morgan (Adams Morgan)

Best of City Living – 16th St/Adams Morgan – Live in the heart of Washington, a short walk from dozens of cafes, restaurants, clubs, and shops. The apt. is three blocks east from the center of Adams Morgan, and four blocks north of the happening U Street corridor. A longer walk takes you to Dupont Circle. Reliable public transportation (metro bus) is just steps away from your front door. If you seek an active, urban lifestyle, this place is for you

Located in a 1920s art deco building with a spacious lobby, this apartment has large windows, wall-to-wall carpeting, kitchen, and bathroom. It is a roomy 500 square feet with ample closet space, and is located on the first floor. This is a “junior one bedroom” apt., so there is no door separating the sleeping area from the living room area, but the sleeping area is set off (not all one large square room) offering some privacy. However, there is no separate enclosed bedroom. The building’s garage has space for bicycle storage, but no car parking space comes with the apt. Street parking is usually readily accessible within a couple blocks. Extra storage space in the building may be available for a modest monthly fee (there has been a waiting list in the past).

Your commute is a straight shot to downtown on one of the city’s best bus lines, the “S” line. During rush hour, buses come every 4 minutes, and there are express buses that make only a few stops between the apt and downtown.
NO PETS and NO SMOKING in the apartment are permitted – no exceptions.

Living here is very convenient. There is a small gym inside the building. Shared washers and dryers are inside the building just a few steps away from your apartment, and the Harris Teeter supermarket is just half a block away. The huge, multilevel park (Meridian Hill) is across 16th Street.

You will be responsible for paying the electric bill, but water is covered through your rent. The apartment is wired for cable and high-speed internet, but you must set up your own account and pay for them.

The security deposit is $1250, and monthly rent is $1625. The apartment will be available starting sometime in late September or early October. A minimum one-year rental agreement is required. A one-time move-in fee ($400) is required – mandated by the building management. I will split the fee with you, so we each pay half.
If you’re interested, I’ll ask you to fill out an application and provide a copy of a recent credit report as well as both work and housing references. This is a rental unit within a condo building, so you must be a responsible, relatively quiet person. Please contact me if you’re interested and I can provide further details and arrange a showing. Thank you.”
