Welcome to the beautifully tree lined Bates Street in Truxton Circle! Unit A at 39 Bates is a gorgeous upper floor unit in a vintage DC row home. The apartment was recently renovated, is very private, has central heating and cooling, and offers great natural light in every room. The layout provides the perfect space for either a work from home setup or for a family/housemates who value privacy.

Upon entry from the charming front porch, you’re greeted by a wooden staircase that leads you to the main hallway of the home. The large living room is located at the front of the unit and has to windows overlooking the street and trees (south facing). The first of two bedrooms is the next room down the hall. This bedroom is generously sized, has one large north facing window, and features a large walk-in closet. This closet is also uniquely accessible from the main living area. Further down the hallway you’ll find the full bathroom, which features white tile, a vanity with storage, a medicine cabinet, a large bathtub, and a window for natural light and ventilation.

The lovely kitchen is located at the end of the hallway. This room is very spacious, and features white cabinetry, granite counter tops, an electric range/oven, garbage disposal, dishwasher, microwave, and refrigerator. There is also a freestanding baker’s rack that provides some additional storage and workspace. The in-unit laundry machines are also located in this room. The second bedroom is located off the kitchen at the rear of the unit. This bedroom features three windows (two east facing and one north facing), is also generously sized and has a large closet with sliding doors.

In addition to all of the unit amenities, tenants also have access to some exterior amenities shared by all property residents. From the kitchen, the rear patio can be accessed via a spiral staircase. The patio is large and features a nice outdoor dinning set and a grill. It’s a great space to meet your neighbors or invite some friend over for a bbq!

Truxton Circle is a lovely neighborhood located in the northwest quadrant of Washington, DC. It offers residents access to a number of parks with playgrounds, green space and outdoor basketball courts. It is home to a number of wonderful restaurants, such as Republic Cantina, Big Bear Café, The Red Hen, El Camino, Baccio Pizzeria, The Pub & The People, & DCity Smokehouse (to name a few). Grocery shopping is made easy with a Harris Teeter located just 0.5 miles away just a few blocks away, a number of local bodegas, and a farmer’s market on R Street NW between First and Florida Avenue. Truxton Circle is also ideally situated between many other wonder DC neighborhoods (Bloomingdale, Shaw, NOMA, Union Market, etc.), and is very close to downtown DC, the US Capitol, and the National Mall!

Street parking is readily available on Bates Street W should tenants have a car. Public transportation is also easily accessible with the NOMA/Gallaudet U Metro station located 0.5 miles away and the Shaw/Howard U Metro station located 0.8 miles away. The Metro Bus stops for the 80, B6, 90, 92, 96 & G2 lines are within 1-3 blocks from the property. There also three different Capital Bikeshare stations located within a three block radius.

There is an application fee of $50 per applicant. The minimum credit score requirement is 670 (per DC statute, the approval decision is not based solely on the credit score). The minimum lease term is for one year. The required security deposit is equal to one full month’s rent. Tenant is responsible for electricity, gas and water. Smoking is not permitted. Pets are accepted on a case-by-case with a one-time non-refundable pet fee of $300.

Potomac Harmony is Back! Following a gap year of competing, then virtual rehearsals during the pandemic, followed by the well-earned retirement of our long-term director, a year of a director search, Potomac Harmony hit the regional contest stage in Concord, North Carolina in March for the first time since 2018! It was exhilarating, reaffirming, and rewarding!

The chorus hit all of its goals, the biggest of which was to have fun and sing our best on contest stage — we did both! Because we earned a score over 400 points, our new Director, Allison Lynskey, was awarded the Novice Director award, photo above. Additionally, one of our charter members, Jackie Bottash, was nominated for and honored with the Leadership Excellence award. It was a celebratory weekend!

What’s next? So much! We now look forward to upcoming performances, growing our membership, and expanding our musical product with new arrangements and an education component each week. It’s an exciting time to be part of this ever-growing ensemble!
