Sold in 22 Days – 104 Peabody St, NE

Good Deal or Not Revisited (GDoN-R) is a weekly post that reviews the settled sales data of a recent individual real estate transaction in the District of Columbia. Each post is intended as a case study and a snapshot of the real estate market at a particular moment in time. GDoN-R generally posts on Friday in the late morning.

GDoN-R has been written exclusively for PoPville since 2009 by Suzanne Des Marais. Suzanne is a practicing Realtor with Compass. Unless specifically noted, neither she nor the company that she is affiliated with represented any of the parties or were directly involved in the transaction reported below. Unless otherwise noted, the source of information is MRIS (Metropolitan Regional Information Systems), which is the local multiple listing system and/or Smartcharts by Showingtime. PoPville first covered The Hampshires in 2012 as construction was getting started. Within relatively close proximity to Fort Totten and Takoma Park Metros, the community built by Comstock, is within a Homeowners Association (HOA) and includes 37 detached homes and 73 townhomes. Monthly fees in fee simple (non-condo) HOAs tend to include general exterior maintenance of common landscaping, snow plowing, etc.

The listing mentions Charter schools, which commenters were quick to point out are not assigned based upon location. As a practicing Realtor, the bulk of school-driven business that I do in DC is following an assignment to a Charter School. In this case, a family moves from one neighborhood in DC to another that is more convenient to where they are going to be dropping off and picking up from school five days a week for the foreseeable future.

The model home, at 109 Peabody St NE across from the subject property, was the first MLS-reported sale of a detached home in The Hamphires. In March 2013, it sold for net $765,000.

The listing agent for this transaction was Ryan Gehris with USREALTYCOM, based in Womelsdorf, Pennsylvania. Tina Cheung, with RE/MAX Realty Center, Inc. represented the Purchaser.

Potomac Harmony is Back! Following a gap year of competing, then virtual rehearsals during the pandemic, followed by the well-earned retirement of our long-term director, a year of a director search, Potomac Harmony hit the regional contest stage in Concord, North Carolina in March for the first time since 2018! It was exhilarating, reaffirming, and rewarding!

The chorus hit all of its goals, the biggest of which was to have fun and sing our best on contest stage — we did both! Because we earned a score over 400 points, our new Director, Allison Lynskey, was awarded the Novice Director award, photo above. Additionally, one of our charter members, Jackie Bottash, was nominated for and honored with the Leadership Excellence award. It was a celebratory weekend!

What’s next? So much! We now look forward to upcoming performances, growing our membership, and expanding our musical product with new arrangements and an education component each week. It’s an exciting time to be part of this ever-growing ensemble!
