“Whether you call its location Columbia Heights, Pleasant Plains, or Park View, the Parkview Condominium units that have recently been listed have generally been moving pretty quickly.”

Good Deal or Not Revisited (GDoN-R) is a weekly post that reviews the settled sales data of a recent individual real estate transaction in the District of Columbia. Each post is intended as a case study and a snapshot of the real estate market at a particular moment in time. GDoN-R generally posts on Friday in the late morning.

GDoN-R has been written exclusively for PoPville since 2009 by Suzanne Des Marais. Suzanne is a practicing Realtor with Compass. Unless specifically noted, neither she nor the company that she is affiliated with represented any of the parties or were directly involved in the transaction reported below. Whether you call its location Columbia Heights, Pleasant Plains, or Park View, the Parkview Condominium units that have recently been listed have generally been moving pretty quickly. Originally built in 1906 as a school, the building was converted to condos about a decade ago by Thoron Development.

Price per square foot for the four sales in this building so far in 2017 have varied from $435 per square foot to as high as $576 per square foot. Variable market value in the same building correlates with a number of factors including location in the building (higher floor vs. lower), layout, finishes, and frankly, presentation, including decent staging and professional photography. Smaller units will tend toward higher price per square foot.

The listing agent for this property was James Fitzpatrick with Long and Foster Real Estate, Inc. Daniel Lusk with Long and Foster Real Estate represented the Buyer in the purchase of this property.

Potomac Harmony is Back! Following a gap year of competing, then virtual rehearsals during the pandemic, followed by the well-earned retirement of our long-term director, a year of a director search, Potomac Harmony hit the regional contest stage in Concord, North Carolina in March for the first time since 2018! It was exhilarating, reaffirming, and rewarding!

The chorus hit all of its goals, the biggest of which was to have fun and sing our best on contest stage — we did both! Because we earned a score over 400 points, our new Director, Allison Lynskey, was awarded the Novice Director award, photo above. Additionally, one of our charter members, Jackie Bottash, was nominated for and honored with the Leadership Excellence award. It was a celebratory weekend!

What’s next? So much! We now look forward to upcoming performances, growing our membership, and expanding our musical product with new arrangements and an education component each week. It’s an exciting time to be part of this ever-growing ensemble!
