“Lock7 Development has completed construction on Beech Tree Place, a 66-unit affordable apartment building located in Shepherd Park.

This is Lock7’s second affordable housing project in the city. They completed Mills Place Apartments, a 61-unit building, in 2020.

Beech Tree Place received bond financing and low-income housing tax credits (LIHTC) through the DCHFA. In addition to DCHFA’s investment at 7428 Georgia Ave NW, the project is partially financed with a loan from the DC Department of Housing and Community Development‘s Housing Production Trust Fund and from the National Housing Trust Fund.

The new construction community consists of approximately 55,000 square feet throughout five-stories. The apartment sizes range from studios to three-bedrooms. Thirteen apartments are reserved for tenants at or below 30 percent of area median income (AMI) and are designated Permanent Supportive Housing (PSH) units receiving Local Rent Supplement Program vouchers. The remaining units will be restricted to households earning up to 60 percent of AMI.

Amenities at Beech Tree Place include a community room with full kitchen facilities, bicycle storage, and fitness room. The development also sits next door to the Juanita E. Thornton/Shepherd Park Neighborhood Library.

The sale of the property closed in June 2022 and construction began in July 2022. Lock7 engaged local architecture firm Torti Gallas and general contractor Hamel Builders to complete the project.”
