This week’s column is a bit of a departure from our usual format.

As we struggled to find the freshest new listings in the District before we took our holiday break, we realized we could take this opportunity to help educate you regarding D.C. real estate around the Fourth of July holiday season.

The good news: we are expecting a drastic increase in Fresh Find Listings week over week. By the time you are reading this, hundreds of new listings have likely hit the market after a week of pause due to the holiday. We call this the Independence Day Dip.

The weekend surrounding the Fourth of July typically sees a large decrease in showing activity from buyers as well as a large decrease in new listings from sellers based on the previous week. There is great opportunity during the holiday weekend for buyers as their competition is greatly reduced, but because so many either leave town or focus on the summer holiday, most sellers delay listing their home until AFTER the holiday weekend.
