I’ve lived in this building for over 3 years and absolutely love it. (I’m only leaving because I will be moving into a new condo). While my ideal would be somebody to move in on/about April 1st, 2022 for a lease takeover for the full current lease — which runs through early January 2023, with option to renew in December. The unit will not be furnished.
The building has amazing amenities (huge gym and best rooftop pool in the city — with rooftop hot tub/sauna as well!) and an unbeatable the location — a 5 minute walk from the NoMa metro, a block away from a Harris Teeter, Streets Market, and CVS, and numerous bars and restaurants within minutes including Wundergarten, Indigo, and Andy’s Pizza. Additionally, Avalon’s staff are all fantastic, and the building is very pet friendly (if that’s your thing).
The 1-BR unit (1109, if you want to check the floor plan online) is 694 sq. ft. and gets good natural light with large, courtyard facing windows. The unit also has a spacious kitchen, a living/dining room area with space for a table and chairs, and a large walk-in closet, and its equipped with an in-unit washer/dryer, a dishwasher and garbage disposal, and central air/heat. As the pictures show, the bedroom can comfortably fit a queen size bed, bed side tables, and a dresser (or, in my case, bookshelf and shoe cabinet). At $1985/month, the rent is ~$350/month less than other similar units are currently going for in the building, as I locked in in my current lease while rent increases were restricted during the pandemic — so you literally won’t find a better deal in this building! If you *do* have a pet, there’s also a $55/month pet fee.
Additional amenities include off-street garage parking is available for $175/month, a theater room you can rent, and grills in the courtyard available for open use. You can find additional pictures and information about the building’s amenities at the website.
The only ‘red tape’ required for the lease takeover will be passing a background check by Avalon, paying a $75 application fee, and completing a straightforward application; The building has agreed to waive the typical $250 lease transfer fee! I will share the application form with qualified interested candidates.
