Good Deal or Not Revisited (GDoN-R) is a weekly post that reviews the settled sales data of a recent individual real estate transaction in the District of Columbia. Each post is intended as a case study and a snapshot of the real estate market at a particular moment in time. GDoN-R generally posts on Friday in the late morning.

GDoN-R has been written exclusively for PoPville since 2009 by Suzanne Des Marais. Suzanne is a practicing Realtor with Compass. Unless specifically noted, neither she nor the company that she is affiliated with represented any of the parties or were directly involved in the transaction reported below. This is not the first Good Deal or Not Revisited (GDoN-R) with a pool, although likely the first with a salt water pool.

Rarely is “swimming pool” on the must have list during initial consultations with buyer clients in Washington, DC. If it is, usually it is someone looking for a high amenity condo building with a pool, which, in other words, is a pool they don’t personally have to be responsible for.

As of this moment, there are 11 fee simple active listings with in-ground swimming pools.

For less than $1.8 Million, you can have your very own in-ground pool in Capitol Hill steps to Lincoln Park.

You’ll need to go to Wesley Heights, though, if you have to have your own pool house, too. That’s offered at just under $10 Million.

Here’s the whole list, starting at $1,250,000.

Of the 14 fee simple homes sold so far in 2018 with in-ground swimming pools, median price is $1,828,750. Median days on market is 44.

The listing agent for this transaction was Ben Puchalski with Compass (per disclosure above, the same brokerage the writer is affiliated with.) Damon Downing, with Coldwell Banker Residential Brokerage, represented the Purchaser.
