Today’s Rental “is probably the best unit in the building”

This rental is located at 16th and U Street, NW. The Craigslist ad says:

“$2999 / 2br – 800ft2 – $2999 – Fabulous 2BR/2BA Southeast-facing corner penthouse

Looking for tenants starting June/July 2018 for a 12+month lease. Gorgeous place, stunning view, ridiculously-convenient location.

Location: This building is on the NW corner of 16th and U. 3 blocks walk to U Street metro (Green/Yellow), 5 blocks to Dupont Circle metro (Red), many buses available right outside the door, and the Capital Bikeshare rack is down the street from Starbucks, which is across the street. It’s rated 96/100 on the walking score. There’s a free city pool 4 blocks away, a Vida gym with a rooftop pool directly across the street, very close to Safeway, Harris Teeter, Trader Joes, Wholefoods, hardware store, and there’s an iconic park (Meridian Hill) 2 blocks away, plus lots of restaurants and bars right nearby. This apartment is in the middle of most of the popular areas: Adams Morgan, Dupont, U Street/Shaw, 14th St, Columbia Heights, Logan Circle. It’s listed in the book “Best Addresses” in DC (2003). The location really doesn’t get better than this.

The apartment:

The apartment is probably the best unit in the building (Southeast-facing corner penthouse). It has lots of light, 9-foot high ceiling. Being the top unit, you overlook the entire U street, and down 16th St to the Washington monument. Gourmet open kitchen is big and modern and beautiful with all stainless-steel appliances, granite counter, and plenty of cabinet spaces. Modern-chic bamboo flooring in the living room & master bedroom, and wall to wall carpet in the guest bedroom. There’s a wood-burning fireplace too! Only the units on the top floor of the building have fireplaces. There’s also private bike storage under the building.

Bedrooms: The master bedroom is the corner room, overlooking the 16&U intersection. It has unobstructed sunlight every day, as well as a panoramic view of DC, and the White House too on a good day. The master bathroom is attached to the master bedroom accessible only from there. The guest bedroom room is not big, about 10’x10′, has a very large closet which is the entire wall and can double as storage. You could comfortably fit a full/queen, small desk, and a shelf in the guest bedroom. The guest bathroom is accessible from the living room/kitchen.

Parking: There is no parking lot for the building. There is DC resident street parking, for which you would need to get a permit for, which is quite easy as the police department is on the same block. Many people in the building have cars, so it’s not difficult to find parking.

Financing: Rent is $2999 per month. I will ask you to fill out a short application which asks for basic information and references, and I will use the application to run a background/credit check on you. Moving cost is 1st month rent, as well as 1 month rent as security deposit. There’s a one-time application fee of $60 which goes into running the background check.

Utilities: You have the option of Comcast or Verizon Fios for internet/cable. Electric is Pepco. There’s no gas, and water/sewage is included

Move-in/Move-out: At the start of the lease, I’ll give you the keys, and also perform a walkthrough of the place with a check-in sheet, detailing the condition of the place.

Misc: No pets. Cigarettes are not allowed inside the building; smokers are ok as long as you go outside. You also need to stick to the condo rules that I’d provide a copy of, which are pretty standard and I’d walk you through it.
