Today’s Rental is “Newly renovated 2 bed/2 bath condo, with garage parking and 1050+ sq ft”

This rental is located at 7923 Eastern Ave. The Craigslist ad says:

Apartment details:

– Open kitchen with stainless steel appliances
– breakfast bar that into sunny living room
– Master bedroom features private bath with double wide shower and walk in closet
– Hardwood floors in common area and hall
– Light blocking blinds in every room
– Washer/dryer in unit
– New A/C unit

Building features:
– private gym with 24 hour access
– function room for larger gatherings
– garden and outdoor sitting area
– building manager on site 8-6pm, Monday – Friday

Walk to downtown Silver Spring including Whole Foods, CVS, Starbuck’s and AFI Theatre

$1995/month covers water, sewage, trash and garage parking. No pets.”

    Yeah, what’s the catch? This seems like a great deal. Washer/dryer IN UNIT?! 2 bedroom 2 bath for $1000 per person in an apt building with amenities, walking distance to Metro and lots of commercial establishments? I want to find someone to go in on this with me!

      And there’s garage parking included in the price?! No, seriously, who wants to be my roommate here?!

        and therein lies the problem… if you look at every multiple bedroom unit as though each bedroom occupant has an income and pays a proportionate share, you’re going to continue to price out families, single-income households, and essentially anyone over the age of 35 from the area.

        Exactly. Not clear on why anyone thinks 2 grand a month is a smoking deal for a perfectly average 2BR in Silver Spring. But then I guess that’s why this market is supporting such ridiculous prices – people seem to not just tolerate them, but run after them.

    I am trying to figure out what the “catch” is here. Having worked in downtown Silver Spring for the last 5 years, this area has really grown a lot. This seems ideal for folks who are new to the area that don’t want to have 4+ roommates, but still have city-like amenities. Metro is close and Red Line is increasingly reliable (at least during rush hour when I take it). This is right next to Denizens, so that is a plus, right? If you were entry level, trying to save money and working for NOAA, this would basically make your commute a 2 minute walk.

      This is appropriately priced (if a little low) for this area. I own a 1BR with patio nearby and it goes for 1700+./mo.

        Which is where I am thinking this is very cheap. For an additional $200/month, there is a 2nd bedroom and bathroom – which makes for a very easy roommate situation, which each paying less than $1000/each.

          I definitely think this is a solid deal, but it’s not -that- low.

I looked at buying a condo in this building, and the only drawbacks to this particular layout were the living room is fairly small, and the W/D is inside the second bedroom’s (guest) bathroom. But the units are still affordable to buy (low $300s), so it stands to reason that someone who bought earlier or had a 20% down payment is still able to make a small profit off this rental price.
