This rental is located at 74 S Street Northwest. The listing says:

“Awesome renovation with new hardwood floors, 2 fireplaces, with one in the master bedroom. An open floor plan with 12 feet ceilings that adorn the living area. Private secured parking included. All in the heart of Shaw. Strong employment & credit history required.”

      mock it all you want, but at least for once the price point is below $1,000 per bedroom.

        Not mocking — I used to live on that block. It’s just that it’s pretty squarely Bloomingdale (and a great deal at that), so I’m surprised that location wouldn’t be claimed/advertised considering its proximity to the 1st St./Rhode Island intersection.

      Obviously not Shaw, but it still seems like a great deal. That said, I would assume the third bedroom is more of a small office/nursery than a place for a roommate, so the price point is probably based on two roommates or a family instead of three roommates.

    I know parking pads aren’t typically all that attractive, but whoa, that is one ESPECIALLY unattractive parking pad.

      My guess is it wasn’t finished when they took the picture, but either way, it will serve its purpose.

        Agree. Should be a fresh slab of concrete now.

        Assuming you have a car to park there, it’ll serve its purpose.
        If you don’t have a car, you’re looking at a very bare backyard.
        As for “fresh slab of concrete” — Possibly, but I doubt it. If an existing concrete pad were being replaced with a new one, that’d be one thing… but I don’t think D.C. allows the replacement of a permeable surface (dirt) with a wholly impermeable surface (concrete) these days.

          And if you don’t have a car and there is no slab, you can plant grass or self-install a patio pretty cheap with supplies from home depot.

            This is a rental, though. What renter is going to want to go to all that trouble?

          Also, I haven’t looked at the regs, but developers were definitely putting down new concrete slabs as recently as two years ago when I was looking at houses. That said, this is a small lot, so lot coverage might be an issue for it.

    $2590? This is a REALLY good deal! Even if the third bedroom is super small that person could just pay less in rent than the other two.
