    $3500 for no central A/C and only one full bath? Even though it’s a 3-bedroom, I say it’s a bit overpriced. Not egregious, but I want a second shower at that price.

    My friends lived in this house up until last year. It’s a beautiful house but there is a serious rat problem (not to mention barking dogs in the basement apartment, where the landlord lives).

    I, for one, think this place is way overpriced for its condition and location. $2300-2500 seems more reasonable; maybe less given Meh’s (3:37pm) report of a pervasive rat problem. Bleh.

      It is nearly impossible to find a real livable 3BR for less than $3000 this close to downtown.

      I had friends paying $2700 for the same set-up in central Capitol Hill in 2008 and they thought it was a decent deal back then!

        I think you need to look harder. You can at least get a nicer place for this same price.

      Agreed. We live nearby and we’re getting A LOT more for the exact same price. This is kind of insane. I’m sure someone who doesn’t know better will snap it up though.

        For starters, the basement apartment is included in our rent and we have 3.5 baths. Not to mention our house is updated and much more spacious. We got a sweet deal, but this is definitely overpriced

    I’m not sure about the rental market, but I can say that this location is awesome (right close to Boundary Stone, El Camino, etc), and the neighbors are lovely :)
    FWIW, we don’t have a rat problem, so it’s strange that someone near us would. Or maybe it’s been resolved.

      It was way too gross of a problem to be solved. We’re talking stories about people waking up with them on their beds.

    I almost went to check this house out but the price is just crazy!
    We are in the market for a 3Br/2br in the bloomingdale/shaw/noma/H st area. I can’t find anything decent, even the overpriced one (3300+) only have one bathroom and sometimes no AC. Most of these houses stay unrented for a while but it seems like the owner don’t care. Where do people find 3 nice bedrooms house in this city?

      You’re looking in higher rent areas, so you should expect to pay a premium. With that being said, this is the most popular time for people to look, so you’ll have tons of competition. I like padmapper and checking in with property managers from there.

      The thing is, a 3 bedroom house in that area is going to have a mortgage of at least $3000, unless the owner bought it a very long time ago. So that’s what they’re going to rent it for if they don’t want to lose a ton of money.

        Really? I would say that’s high unless the owner bought it within the last 3 or 4 years.

          +1 Bloomingdale didn’t become hot until the last few years.

    I like it. Great location, obviously a group house kind of situation. Another full bath would be nice, but then you’re paying more in rent. Central AC would be nice but not a dealbreaker.

    What the?

    That’s almost $1200/month per person – and the 3rd bedroom looks like a large closet. The bathroom looks disgusting and aside from a new tub, hasn’t been touched in 30 years.

    Obviously when the person bought this place can make a difference on breaking even, but this seems a bit absurd just for the quality alone.
