And I thought it’d be fun to compare the Cleveland Park house with a Capitol Hill house going for nearly the same price. 18 5th St, NE is going for $1,800,000 and you can see photos here. If you had $1.8 million to drop – which would you pick?

    Yeah, in GENERAL I’d pick the Cap Hill location unless I had middle/high school age kids, but with those 2 houses the first one is the clear winner. There’s no reason that 2nd house should be anywhere near $1.8 mil.

    • Agreed. You can get more house for the money in Cleveland Park these days, but that Capitol Hill property is still way overpriced.

    I love the outdoor space at the house on Cleveland Ave, plus the layout is more open than any rowhouse (if I’m paying $1.8 million, I’m going to be picky!) I agree with A’s comment – unless there’s something that the second listing isn’t showing, the house doesn’t seem to justify the price tag.

    • Although it looks wider than a typical Capitol Hill rowhouse, it should at least be a corner unit for that price!

    I’m not particularly impressed with the interior of either. If I had that kind of dough to blow, I’d probably chuck these two off the list.

      if they’re hoping to get 1.8M, they need to spend a little money on a painting crew. damn, they must have bought every ounce of white paint off the shelves at home depot. neutral colors sell…throw some beige on those walls!

    I’ve always considered that area to be Woodley Park, not Cleveland Park. But that part of Cleveland Avenue is definitely like something out of a magazine.

  • Obviously I prefer the Hill location, but 1.8 for that is absurd. I’d happy take 2 900K houses on the Hill instead of either of those!

    On the hill – why is there a SOFA in the kitchen?
    For 1.8 I’d buy in Dupont or Logan.

    Of the 2 the Cleveland Park house is by far the better deal. I agree with others that the Cap Hill house is seriously overpriced.

    Sorry — Please don’t waste your money on buying real estate right now. These houses are nice, but how will you make payments? I predict real estate prices will decrease about 50%, so just wait. Please.
