31 Unit Building Coming to vacant lot across from new Safeway, Signage also up for Fahrenheit Condos in Petworth

“Dear PoPville,

Any idea what’s happening here, across the street from the Safeway? Looks like they knocked down a building attached to an empty lot.”

I’m told plans are for a 31 unit rental building without retail. I’ll be updated in the coming months as more details/renderings are released.


Also of note signage has gone up for the Fahrenheit Condos condos coming to the former Goins restaurant corner at Georgia and Shepherd:

  • RIP 7Rounds Market. Now where shall I turn for eggs pickled in pink brine, or lotto tickets?

  • Very disappointed that there will be no retail space.

    • Just plain dumb, unless of there course there is some type of subsidy for non-commercial builds. And developers certainly know how to sniff out subsidies. Just look at the Donatelli Building above the metro.

    • I can understand the rationale for not having retail in a condo building, as it can affect the ability of would-be condo owners to get loans. (If the commercial portion of the building is more than 20%-25% of its value, the residential units are no longer eligible for loans via Fannie Mae and (if I remember correctly) FHA.)
      But I’m surprised that that building near Chez Billy is going to be rental without retail — seems like having ground-floor retail could be profitable for the building’s owners, and it wouldn’t pose any of the loan-related complications that it might in a condo building.
