It is a great time to buy a home… if you can find one. The D.C., Maryland and Virginia housing market is very competitive.

This is due in large part to historically low interest rates which have allowed well qualified buyers to lock in interest rates as low as 3%. That has flooded the market with more buyers than available homes — inventory is down 4.6% below 2019 levels. When a desirable listing comes up, there is often a lot of competition on it and it sells quickly — 9 days on the market is the median in the DMV. To counter the effects of this trend, our buyer’s agents have gotten creative to find new ways to identify and locate listings for their clients before they hit the open market.

D.C. Metro home buyers are seeing stiff competition as the region emerges from COVID-19 shutdowns.

Buyers are facing off against each other more frequently as an impactful increase in new listings has remained elusive.  Sellers scared out of the spring market by restricted showings and negative headlines are slowly starting to list their properties for sale. The region has long needed more housing inventory, and the pandemic further crushed supply, while Buyer demand remained strong.

In Washington, D.C. home buyers who qualify can have their annual property tax payments abated for up to five (5) years! In order to qualify for the The Lower Income Homeownership Exemption program, your income must fall under the household income limits (see table below) and this applies against all person(s) in the household. The purchase price of the property shall not exceed $479,066. Any buyer of a principal residence who qualifies is eligible.

*Here’s the math: $465,600 purchase price — $75,700 homestead deduction = $389,900 taxable assessment X ¢.085/$100 of taxable assessment = $3,314.15 annual tax savings. The program also allows for higher household income thresholds in DC Economic Development Zones.
