This house located at 1731 Park Road had previously been featured as house of the day and garden of the day, so I was intrigued to see it for sale. The flier says:

Great house for entertaning on front porch facing park, in the bricked in backyard or the generous sized living & dining rooms. Crown and picture molding everywhere. Four LARGE bdrms and 2 full baths upstairs and renovated 3rd floor w/ high ceilings, W/ D, full bath. 1br unit in bsmnt.”

The original price was listed as $1,175,000. It has been reduced to $999,900. So is that enough of a reduction to make this a house a good deal?


Located at 1920 12th Street near U St. the flier says:

“Dramatic, light drenched 2 bedroom + den, 2 bath features expansive, refined living space. Special high end finishes throughout the home. Like a contemporary Poggenpohl kitchen, with concrete counters, 17’+ ceilings, walls of glass, a tranquil patio, marble baths w/Grohe fixtures & secured parking included.”

Sounds pretty posh. But does it sound like it’s a good price for $849,000? Interestingly the condo fees are only $211 a month.

Here’s a beauty in Adams Morgan located at 2920 18th Street. The flier says:

“Beautiful semi-detatched row house, 3 blocks on either side from Adams Morgan shops/restaurants and the National Zoo/Rock Creek Park. Wood floors, crown molding. 3 BR plus legal income-earning 1 BR in-law suite, lovely back deck, eat-in kitchen, full dining room, spacious living room, attic, parking. $786,000 – good deal or not? Also, if you can rent out the 1 bedroom in-law suite does that alter the calculation of how much you can afford?


The flier for this home at 3213 Sherman Avenue says:

“Ready to move into! Open floor plan. Renovated kitchen with maple cabinets, stainless appliances, granite counter tops and ceramic floor. Good size home and nicely done. Front porch. This is another pretty small house with only 2 bedrooms and 1.5 bathrooms. I stopped inside this one and it didn’t feel like a “high end” renovation. So given the size and location is $365,000 a good deal or not?


The flier for this home at 1250 Florida Ave says:

“Rarely available detached TH in the U Street Corridor, very close to shopping, dining, theatres and Metro green line. Spac & bright rms, HWFS, T/S ki, two bedrooms, updated bath with Jacuzzi, fireplace, exceptional closets & one-two pkg”.

Does the fact that it’s detached increase the value? It’s kind of small at 2 bedrooms and 1 bathroom. So is $535,000 a good deal or not?

The photos look great and the location is pretty killer too. So is $798,425 a good deal or not? Would you pay extra for a “green renovation”?

This is a wild house because they are calling the third bedroom the basement. It didn’t seem like a proper bedroom to me. While there was a nice bedroom in the basement it seemed more like a communal living space to me. So at this location do you think $724,900 is a good deal?


There was quite a back and forth last month as to whether this house at 3814 Kansas Ave. was a good deal or not? The asking price then was $545,000. Although I believed it originally was asking $595,000.

Well, it sold yesterday for $535,000.

The seller writes:

“Also, my opinion about this market is that buyers know that they have the sellers over a barrel and basically wait on the sidelines until the price is just right. The people who ended up buying our house looked at it the first time back in May and waited and waited until we dropped the price, very savvy of them to wait it out!”

Congrats to the sellers and buyers.


Well, I was a little too slow on this house at 1029 Kenyon Street. It is already under contract. The Web site says:

“Leave the car and the condo fees behind & be ready to enjoy the luxury of having everything at your doorstep in a stunning town home renovation. With convenience, location and accessibility where else would you go other than Columbia Heights. Within 2 blocks you are in the heart of shopping, cafes, restaurants, Metro and much more. It’s a pretty small house but the location is pretty killer. So for a two bedroom, one bathroom was $380,000 a good deal?


A reader suggested I feature this home a couple of weeks ago. It is located at 1207 Lamont Street. The flyer says:

“Home was gutted & expanded, keeping 3 walls. Now all brand new with sophisticated contemporary design and materials. 2-level unit provides 1,850 sq. ft. of dramatic styling & features marble, granite, maple hardwood flooring, all new stainless appliances and front load washer/dryer. Great location-Walk to 2 Metros, shops, restaurants, & new DC USA Center. Parking included.”

It is divided into two units with unit #2 featuring 3 beds and 3.5 baths. More info and photos can be found here. It seems to have been on the market for over 90 days. The price is for unit #2 is $575,000. Good deal or not?

Unit #1 looks even sweet with a roof deck. The flyer for this unit says:
