Since I’m in a celebrating mood I thought it’d be fun to do another house porn edition. This home is located at 1737 Johnson Ave, NW (and I just learned to embed google maps!).
The flier says:
“THE MOST DRAMATIC TRUE LOFT ON MARKET! 3BR/2BA DUPLEX PENTHOUSE BY ARCADIA DESIGN. 2-STORY OPEN LVG AREA W/ FLOATING HELICAL STAIRCASE, INTERIOR ATRIUM & 600+’ ROOF TERRACE. FINEST FINISHES INCL SPA BATHS & TRUE CHEF’S KIT. W/ SIE-MATIC, SUB-ZERO, VIKING & BOSCH. WINE CELLAR, GARAGE PARKING 1-2 CARS. IDEAL DUPONT/LOGAN LOCATION.”
More details and amazing photos found here.
I know it’s just for fun so you don’t really have to say if it’s a good deal or not, you can just enjoy the photos. I do always like “discovering” these small hidden streets. For the curious it is going for $1,675,000. Let me know if any wants to go in on it with me…

This home locate at 1109 R Street is going to be a tough one because I couldn’t find any internal photos. The flier says:
“IN THE HEART OF U STREET CORRIDOR, THIS 2 BEDROOM, 1FULL BATH, 1 HALF BATH, REMODELED KITCHEN , NEW A/C ROW HOUSE IS WAITING FOR YOUR BUYER. .. .MAKE A OFFER.”
More info can be found here.
I find it curious that they say there is new a/c but there still seems to be old window units in the photo. The location is pretty good though. I’m also surprised that it is only a two bedroom it looks a little bit bigger from the outside. Like I said, I know it’ll be tough without internal photos but does $499,000 seem remotely reasonable for this location?

The flier for this home at 3700 13th Street, NW says:
“Beautiful, stylish Home waiting for the right family. 4 spacious bedrooms, 3 1/2 newly remodeled bathrooms, new roof, new windows, new hardwood floors, recently updated kitchen w/ all new appliances and brand new whirlpool front load W/ D. Close to restaurants, USA Mini Mall and shops. Enjoy all the festivities in the area. Includes up to $20,000 in Closing/Down Payment Assistance.”
You can find more info and photos here.
Sound pretty good, yeah? I like that it is on the end of the row and has a whole side of windows. Does $549,999 sound reasonable?

The flier for this home at 947 Shepherd Street, NW says:
“Great home in the heart of Columbia Heights. This home is in good condition and simply needs a little TLC. With three levels of living, 4 bedrooms, 2 full baths and an in-law suite in the basement there is adequate living space. Separate dining room and living room with fireplace. Decks extend of of each level of the rear of the house with nice flat fenced in back yard. Close to downtown & metro.”
Find more info and tons of photos here.
Does this seem like a good deal at $375,000? Ed. Note: If you have a particular home you’d like to see featured as a “good deal or not” please email me the address and I’ll post as a separate entry.

Let’s just consider this another edition of house porn. The flier for this condo at 1706 Swann St, NW says:
“High style, apprx 1750 sq. ft. of luxury. Three Parking Spaces. Chez Swann is superb 2-unit condo bldg. Member L’Enfant Trust. Heart of Dupont. 3-fireplaces. Wired audio throughout. Newer mechanicals/windows. Chef’s Kitchen-new 2004. Living Rm w/ two-story-alcove. Museum lighting. Distinctive “wood sculpture” stairs to large roof deck, views. Virtual tour. 3-PARK SPACES. Good reserves. Low fee $205″
More info and photos found here.
Wow. What do you think of that staircase to the roof. Anyway just for fun do you think this will sell for $1,280,000? I think someone mentioned this in a previous expensive good deal or not but do you really care about the “low fee $205” if you’re dropping $1.28 million?

This condo at 1406 Corcoran Street, NW is a former “best spot for a morning cup of coffee?”. The flier says:
“Light filled duplex PH w/ nearly 1400 sf. , soaring 17 ft. ceilings, Travertine stone flr, 2BRs, 2BAs w/ large private roof terrace $ 2 terraces. Large open granite SS KI w/ gas cooking, gas FP, custom designed finishes and lighting and central air. Private one car garage with storage.”
More info and photos found here.
It was originally listed at $765,000 but is now on the market for $679,000. It’s been on the market for 187 days so I’m wondering if the new price makes it more reasonable? I’m also wondering – how long do you wait before you start dropping the price?

The flier for this home located at 1347 V Street, NW says:
“To be built and delivered by December. Soaring 13 foot ceilings on both levels, bay front windows, gleaming wide plank maple hardwood floors, stainless steel appliances, custom cabinets, recessed lighting, luxurious bathrooms, private deck and outdoor space, and secure parking. So close to all the new retail coming on 14th and V. Pictures are of model unit 1321 V Street.”
More info and photos from a similar unit found here.
I thought the house looked bigger than a two bedroom one and a half bath, yeah? I guess the bedrooms will be pretty large. I was curious about this house because it is a total gut renovation. Obviously the location is great but do you think it’ll sell for the asking price of $725,000?

The flier for this home located at 733 Park Road, NW says:
“LOCATION IS EVERYTHING! Welcome to this 3BD, 1.5BR spacious & warm Federal style row house located on a friendly, quiet street. The kit & BA have been renov, while the rest of the house still maintains its beautiful, original condition. The house features a 1 car garage, h/d floors, 3 porches, original wood work and a sizable bsmt. Mins from Petworth Metro, Target, Giant, Best Buy and dining.”
More info and photos found here.
As they say in the business, this one looks like it has good bones. Does $410,000 seem reasonable?

Here’s an interesting house at 23 Rock Creek Church Road, NW. The flier says:
“LOOKING FOR A GOOD DEAL? TRY THIS ONE! (Pre-approved) home with a sep. car garage in the rear. full basement, 2.5 baths, MAKE YOUR BEST OFFER (SOME RECENT DAMAGE OCCURED DUE TO TANK OVERFLOW). check prices in area and then compare, good opportunity for the right buyer.”
More details can be found here.
Wow, “some recent damage due to tank overflow” is a bit terrifying, yeah? But the price reflects it – it’s yours for $325,000.
The original asking price was $399,900. Does the new price of $325,000 seem reasonable given the damage? (Here was a house on Rock Creek Church a few blocks away for $419,000.)
