This property was a recent PoP Good Deal or Not (GDoN) on October 9th, 2008, when the list price was $625,000. Despite it being a relatively small property, comments were generally positive, with many citing the location as attractive.
Public records indicate that the last acquisition of the property was in 2001 for $290,000., so even though it didn’t sell at the top of the market, it was apparently a strong investment.

Looks like a good deal to me, particularly in relation to 1612 V St NW, which did not have parking or central a/c (although it did have a partial unfinished basement while 1640 Florida is basement-less) and sold at $600,000.

So I know some feel that all the GDoN homes are house porn but just for the record, I’ll call it house porn when the asking price is over a million bucks. On these posts I think it’s more interesting to hear about what you think of the home itself but for those in the know that want to take a crack at the price, that’s cool too. Without any further ado this home is going for $1,195,000, which in Manhattan would get you a 2 bedroom coop…

While the photo I took says 1812 I believe this particular unit is located in the rowhome next door. (Those are the photos from Redfin.) That is a pretty wild building in the photo above. I guess there is a staircase in the middle of that structure? Anyway, back to the condo – it looks pretty sweet from the virtual tour. It’s also a stone’s throw from 18th Street. So do you think the new price of $524,000 sounds reasonable?

Apologies in advance, but due to previous weirdness from trying to make pretty links and then having them not work, I’m using plain old ugly long links.  But they should work.

This property is in very close proximity to last week’s GDoN Revisited, which makes it either interesting to consider OR maybe boring and repetitive?  To make a case for this being interesting, it has been featured by the Prince of Petworth not once, but twice already.

Well, the one interior photo does look nice… The asking price is $639,999. But I noticed that the 2008 DC tax assessment is only $513,070. Is it common for the DC tax assessments to be much lower than the asking price?

I’m curious if there are folks out there who would consider an investment property like this? What if you wanted to live in the home itself, how are the tenant laws in DC? What would it take for this to be a good investment? Cause the price ain’t cheap – $1,125,000.

In my humble opinion I’d say this is really one of the best blocks this close to the U Street Metro. Now it is a small house thought the photos look pretty nice (although I’m not digging the kitchen). So what do you think – does $775,500 seem reasonable to be on this sweet block?
