Note that this is the second Good Deal or Not Revisited (GDoN-R) to have been active on the market for a very short period of time. This property sold at asking price with a $5000. credit toward the buyer’s closing costs. Real estate in DC is moving at a nice healthy clip as lots of buyers are taking advantage of sub-5% fixed rate mortgages and the $8000. Federal Tax Credit for first timers.

Built by Bogdan Builders, the four units in this condo originally sold in 2004. I love that the previous listing indicates the date and time that offers were due in by. For anybody that missed the insanity of the DC real estate market in 2004, people really were falling over each other to make offers on condos and they were rushing to make those deadlines. The purchase price for the brand new unit was $420,000., but remember that at that moment in time, Target was a mere giant hole in the ground. The buyer paid cash.

One thing that we see on this transaction that never would have happened in downtown DC for a new condo in 2004, is that the buyer used FHA financing. FHA allows the buyer to make a 3.5% down payment, rather than the 15% minimum now required for many conventional loan products for condos. Since none of the condos built in the early to mid-2000s needed to get FHA approval for the entire building, the lender uses a process called a spot approval to make sure the building meets certain criteria, such as a limited percentage of units owned by investors and appropriate reserve funds in place.

Sadly, there is no flier summary but it is a 3 bed 3.5 bath row house renovated in 2004. It says it has two decks and a master suite with 22ft cathedral ceilings.

You can find more info and photos here. It’s in a slightly different format here on Zillow.

The photos do look quite nice. The flier I picked up says it is for sale for $649,000. Interestingly the “Zestimate” is $614,500. I’m not sure if it sold or they took it off the market (I picked up the flier just this past weekend) but let’s assume it’s for sale for $649,000. Does that sound reasonable?

Ok, for all those who have been disappointed with recent house porn, this is for you. Is that virtual tour insane? I should’ve known it was going to be amazing as I had to look up the “Sybaritic” from the flier. It means voluptuous, sensual, from the notorious luxury of the Sybarites. That is one sybaritic master bedroom and entire house for that matter. Is this some proper house porn? It’s yours for $1,875,000.

I’m interested to hear what you think about this one as it is a “newer” construction. Does $709,000 seem reasonable?

For those stuck at work today, I thought this would be a happy diversion. I think this has is in an incredible location and is super peaceful. Though there is a decent amount of traffic on 17th St. So what do you think of the house itself? $865,000 sound reasonable?

For the most part, the Good Deal or Not (GDoN) comments were generally pretty kind. The pink exterior paint color took a hit and a few people seemed to expect something more out of the renovation to be priced this close to a million dollars. Uncharacteristically, nobody cited any crime incidents (yes, I know it’s Mount Pleasant, but I can think of a few).

The listing broker was Matt Spicer of Matthew Spicer Real Estate, and son of DC real estate investor legend, Jack Spicer. Over the past forty or so years, Jack has bought and sold over three thousand houses. Typically the Spicers pay cash, do a complete rehab, and then re-sell the property.

Despite being at this price point, the property attracted a tremendous amount of activity. Matt said that the Open House the first weekend was swamped. Rather than entertain multiple offers, he mentioned that, in this case, he was looking to work with the first good offer that came in. Ratification (full agreement of terms by all parties) happened within a scant eight days of closing and they ended up with several back up offers.

“This might be the “sickest” condo I’ve ever seen in DC, you gotta put this up…”

If the building looks familiar, we judged it back in mid April. So, do you agree with the reader that this is “the sickest condo in DC”? Worth $1,499,500?

This home is nearly a house porn edition but it just sneaked under. It was also featured as a door of the day, back in the day.

I think this is the first house I’ve seen that has a sauna. But does $997,300 sound right for a 2 bed 2.5 bathroom house? Also what do you think about the house itself?
