“As investment in Washington Union Station continues to accelerate, it represents a rare retail opportunity – combining historic significance, unmatched transit driven foot traffic and its position as the District’s only enclosed retail and dining destination set within a Beaux-Arts National History Landmark ,” Divina Biron, Vice President of Retail Leasing at JLL. “Very few assets offer this level of built-in demand and long-term strategic relevance. We’re excited to work with the Union Station Redevelopment Corporation to help bring a thoughtful, elevated merchandising vision to life – one that reflects both the legacy of the station and the expectations of today’s consumer. “
The continued retail expansion reflects the station’s increasing volume of consumer traffic, which has propelled Union Station to achieve the highest sales per square foot in the region. In 2025, the station welcomed more than 28 million visitors, marking a 20% year-over-year increase and underscoring its continued growth as both a transit gateway and destination. Spanning approximately 350,000 square feet, including more than 210,000 square feet of retail and over 135,000 square feet of office space, Union Station benefits from a mix of commuters, office workers and tourists that drive sustained activity throughout the day.
“These lease deals are going to be transformational for Washington Union Station. Each new tenant will be making a significant investment in its space, which will bring a fresh new energy and look to the main level. We are excited about the addition of best-in-class local operators such as Andy’s Pizza, Capo Deli, and Housebar, along with great international groups such as Joe & The Juice and Wolfgang Puck Bar & Bites, all of whom felt strongly about having a presence at the station and being part of the exciting changes that are happening,” said John Gogos, Partner at Papadopoulos Properties. “These new offerings will have a significant impact in elevating the overall experience of those passing through the station.”
“As we continue to modernize the existing station, a key priority is enhancing the experience for the millions of travelers and visitors who pass through each year with new dining and retail establishments,” said Doug Carr, CEO of the USRC. “Right now is an exciting time for Union Station and, with this significant investment, we will continue to make near-term improvements that enhance the visitor experience and modernize this iconic station.
Beyond its expanding retail footprint, Union Station continues to draw visitors through a robust calendar of cultural and community programming that supports sustained consumer traffic throughout the year. The station hosts more than 100 events annually, including The Stage at Union Station, a free weekly live music series presented by USRC in partnership with Sing for Hope, the nonprofit that partners with individuals and communities to create dynamic arts programming. The station also recently relaunched guided historic tours, offers a 90-minute, behind-the-scenes experience that invites guests to explore the architecture, stories, and defining moments that have shaped this iconic landmark, creating additional opportunities to drive visitation and retail engagement.”
