Apologies in advance, but due to previous weirdness from trying to make pretty links and then having them not work, I’m using plain old ugly long links.  But they should work.

This property is in very close proximity to last week’s GDoN Revisited, which makes it either interesting to consider OR maybe boring and repetitive?  To make a case for this being interesting, it has been featured by the Prince of Petworth not once, but twice already.

There was the original pondering of “Good Deal or Not?” at $325,000. on October 24th, 2008.  (The general consensus was ‘Not’): http://www.princeofpetworth.com/2008/10/good-deal-or-not-29/

An astute reader happened to catch the foreclosure sale back in early December, which caused PoP to exclaim, “Holy Cow!” at the transfer price of $209,766.  The ensuing discussion can be found here: http://www.princeofpetworth.com/2008/12/good-deal-or-not-update-2/
Post foreclosure, the property was listed at $219,900. and quickly went under contract.  To provide some perspective, here is some comparable sales information for the surrounding area within the past 6 months (including last week’s GDoN Revisited, 139 Varnum St NW): http://matrixreports.mris.com/MatrixReportServer/CMAOutput/35904/CMA_Summary_Detail8603.PDF  (Click through to the second page to see recent sold properties).

I thought it might be interesting to consider the trajectory this property took toward the eventual foreclosure, since it is sadly not an unusual story. Continues after the jump. (more…)

What is going on on Park Road between 14th and 17th? They’ve been tearing up the road and it’s created quite a mess. I’ve been told it’s because they are laying pipe for water for a fountain at the park at the intersection of Kenyon, Park and 14th Street (in front of Julia’s Empanada’s and those businesses). Any truth to that? Seems odd to me they’d have to make such a mess on a road running east to west to get water to that site for a fountain. Perhaps you or some of your readers know?”

Ah, I received a press release about this and they’ve also created a nice Web site:

This home is located at 3925 7th Street, NW:

The flier says:

“Spacious semi-detached home with basement rental ($1050/month) just 2 blocks from Petworth Metro & the close to Columbia heights Shopping District. Two car garage, nice backyard, next to recent new development! Grab your agent and go take a look!”

You can find more info but oddly only two photos here.

Well, the one interior photo does look nice… The asking price is $639,999. But I noticed that the 2008 DC tax assessment is only $513,070. Is it common for the DC tax assessments to be much lower than the asking price?

You can talk about whatever is on your mind – quality of life issues, a beautiful tree you spotted, scuttlebutt, or any random questions/thoughts you may have. I’ll open this thread every Monday and Friday. So anything good happen to you this week?  And of course, how was your new year’s celebration?

In the comments on my post about Taylor Gourmet a couple of weeks ago, IMGoph pointed out that I had been remiss in mentioning Margialardo’s on the Hill (14th and PA Ave SE) when I discussed the remarkably few places around town to get a decent sandwich. Mangialardo’s keeps old timey bankers’ hours (7:30am-3pm, M-F) so unless you’re working in the neighborhood, you are going to miss out. Since I only live on the Hill, it’d been years since I had the opportunity to stop in, but my current unemployed state allowed me to stop in last week.

I got there post lunch-rush (around 2pm) and got a G-Man for myself and a Big G for my sandwich loving friend. There was only one other couple in front of me, so I put my order in and waited about 10 minutes for my sandwich. The goods were cheap – I think $15ish for both sandwiches and a soda. Much to my friend’s glee, they put will gladly put mayo on your sub (Taylor doesn’t even keep the stuff in the store). This is a sandwich more in the A. Litteri style than the Taylor style, and while it was good, and certainly filling, we both ended the meal with an “eh.” It wasn’t bad – at all. It was certainly good. But Litteri’s is better. And Taylor is different – also good. But in the quest for a decent sandwich in DC, you can do better than Mangialardo’s. If the city had better outposts for procuring a great sandwich, I don’t think Mangialardo’s would warrant much of a mention (in fairness, the same might be said for Litteri’s) but here, it’s far, far above average and definitely worth checking out if you can make it over to the Hill before 3pm on a weekday.

Probably like many others I was pretty hit today and decided to spend the day watching movies. I still need to get on dang netflix… So I went to Blockbuster and the new releases were less than inspiring so I decided to get three foreign films. Since the FQOTD back in October asking about movies in general was so fun I thought I’d ask specifically what is your favorite foreign film. Today I watched a French Film A Tout De Suite, which was pretty meh, I watched a Korean film, Oldboy, which was one of the most disturbing (violent and psychologically brutal) films I’ve seen in a long time. I’d recommend it if you are brave enough. Finally I watched another French film, Blame it on Fidel! which was phenomenal. I highly, highly recommend it. But to answer my own question – by far my favorite foreign film is Cinema Paradiso.

So what’s your favorite foreign film?

As suspected this one had so many awesome entries. It was really tough to pick a winner. But a winner there must be.

Congrats to anonymous:

“yea frosty i can’t believe it’s 60 degrees either…”

Honorable mention to Noah:

“FINISH HIM!”

Ed. Note: I feel like an ass posting this because it is a bit overly complimentary. But when your buddy currently serving in the US Special Forces over in Iraq writes something like this, well, you just gotta post it and all I can say is thank you.

The answer is yes. There can be no doubt of it.

We are through the looking glass, readers; test-driving the gray matter of the adversary. We will leave the questions about the numbers of troops in foreign wars to the lightweights and the options for the future of the Patriot Act to the dilettantes. We, the serious, will consider ways to attack the disease of terrorism instead of fretting about its symptoms.

At its root, the act of terrorism is about desperation. It is a simultaneous cry for recognition and an intimidation attempt; a last resort for people that are deeply committed to a cause and believe there is no recourse. In most cases, those that flock to extremist banners of all types are earnest, vulnerable people that are preyed upon by manipulative masters. These terrorists are often simply pawns in the game. They seek a better world for their family, tribe, sect, race or nation and are made to believe that no peaceful means will accomplish that goal. Living in failed states can contribute to a feeling that no functional forum exists to audit grievances.

What do you know anyway, Interested Onlooker?

Nothing for certain. Just a few hypotheses.

I do have the luxury of a front row seat. As a special operator with 20 months of time down-range, I’ve had more than a few moments to cogitate about the nature of the beast. I should point out that persons of my ilk are “counter-terrorists” and by our very nature, we are reactive. We seek to counter what is believed to be an anti-social and illegal behavior. We have the capability to play defense and offense, but can only act on those that have already joined the game.

The Prince, good reader, is an “anti-terrorist” because his modus operandi defeats the conditions that cause people to become terrorists.

How?

Simple: he provides access to local public officials, visibility on area school systems, detailed information about the places we live and ideas for enjoying free time. He provides us with a voice and a portal to connect to the people and the wider world around us. The Beautiful Life. Options. That puts him in a unique position.

The anti-terrorist doesn’t simply play a perpetual game of whack-a-mole as the counter-terrorist does. The anti-terrorist changes the entire nature of the game. Were this same service to exist in Baghdad (as well as the conditions to support it,) fewer and fewer would convert to the violent subculture.

I, the counter-terrorist, will continue to play my role because I know that the garden will not grow unless it’s weeded first (and frequently,) but I will continue to support the Prince because I know the garden also needs watering and fertilizer.

Count on the PoP to make your world safer in 2009.
