Before moving to its current location in Bethesda, Maryland, Walter Reed Army Medical Center occupied this massive 113 acre campus from 1909 to 2011. During its 102 years, it grew from 80 beds to 5500 rooms while serving tens of thousands of wounded troops and veterans from WWI to Iraq and Afghanistan Wars. Many presidents were treated at this hospital including President Eisenhower who died here. (more…)

“Hines, Urban Atlantic, and Triden Development Group along with joint venture partner, Bridge Investment Group, announced today they have closed on one and a half acres at The Parks at Walter Reed to develop The Hartley, a 323-unit luxury, multifamily property, anchored by natural and organic grocer Whole Foods Market. Santander Bank N.A. and EagleBank are providing the construction financing.

Construction on The Hartley is expected to begin in May 2020 with completion of the project in early 2022. (more…)

Boom. Back in 2016 this space was, briefly, planned for a Wegmans grocery store. North Country – get your dancing shoes! From a press release:

Whole Foods Market has signed a 40,000-square-foot lease to anchor the Hartley at the Parks at Walter Reed, a 3.1 million-square-foot master-planned community from Hines, Urban Atlantic, and Triden Development Group. The leading natural and organic grocer is among the latest signature additions to the dynamic transformation of the former Walter Reed medical campus, the largest site under development in Northwest Washington, D.C.

The Parks at Walter Reed will host a new Holiday Reflection & Tree Lighting event, bringing the community together on Saturday, November 18, from 4 p.m. to 6 p.m. to remember the history of the campus and ring in the Winter season.

This inaugural celebration event will feature seasonal music sung by The Marquees, commemorative ribbon decorating, festive snacks and the lighting of a 20-foot holiday tree. The evening celebrates the rich history of the Walter Reed Campus, while looking forward to the future of the new development. People with close ties to the former Walter Reed Army Medical Center will join us to share stories from their time onsite, and holiday traditions they enjoyed. (more…)

There was a lot of speculation after Wegmans “looked doubtful” and when we last spoke about the massive Walter Reed development a few weeks ago. Well here we have it according to the new DC Neighborhood Profiles report from the Washington DC Economic Partnership (WDCEP):

“The District-based Douglas has filed plans with the D.C. Zoning Commission to construct a mixed-use building on a 2-acre site bounded by Eastern Avenue, Georgia Avenue, Alaska Avenue and Kalmia Road NW in Shepherd Park. The project will include 199 multifamily units over 56,079 square feet of retail, anchored by a new Harris Teeter supermarket, and 271 underground parking spaces.”

Coming to McMillan too – but we knew that.

Also of note – DC’s daytime population is 1,145,482 – I’ve always wondered that!

“Today, Mayor Bowser broke ground on The Parks at Walter Reed, a redevelopment project that will create 3.1 million square-feet of residential, office, and retail space in Ward 4. The project will also create 6,000 jobs, 2,100 units of housing, 432 of which will be affordable, and nearly one billion dollars in tax-generated revenue over 30 years. The Mayor was joined at today’s groundbreaking by Ward 4 Councilmember Brandon Todd, Ward 5 Councilmember Kenyan McDuffie, and representatives from the master development team Hines, Urban Atlantic, and Triden.

“In Washington, DC, we value inclusive prosperity, and through transformative development projects like this one, we can bring jobs, affordable housing, and economic opportunity to thousands of District residents,” said Mayor Bowser. “This effort has been years in the making, and now the future is bright for Walter Reed, Ward 4, and the entire community.”

This groundbreaking makes way for the first phase of infrastructure improvements, including: demolition of Building 2, the 1970s era hospital, which will set the stage for the development of a new town center; preservation of historic buildings; development of a new water main and other utility services; and landscape improvements.

“We are excited to break ground on Walter Reed because it means more local job opportunities and amenities at this catalytic development. Walter Reed is another positive signal of our growing economy and our emergence as a national leader in affordable housing, retail, hospitality and tourism,” said Deputy Mayor for Planning and Economic Development Brian Kenner.

“Today, Mayor Muriel Bowser was joined by Congresswoman Eleanor Holmes Norton, Ward 4 Councilmember Brandon Todd, Assistant Secretary of the Army Katherine Hammack, and Deputy Mayor for Planning and Economic Development Brian Kenner for a ceremony recognizing the transfer of the Walter Reed Campus to the District Government.

“The wait is over and a new beginning is in sight at Walter Reed,” said Mayor Bowser. “Today marks an important milestone for Ward 4 and for residents across all eight wards. The Walter Reed Campus is one of the most important development projects in the District – it will bring jobs, affordable housing, economic opportunity and pathways to the middle class for thousands of residents.” (more…)

Just as they brought us beautiful words now the Washington Business Journal brings us painful words from a Wegmans spokesperson:

“We are doubtful that a deal will be struck.”

Updates when we learn who the new grocer will be.

“Dear PoPville,

The first meaningful dust is flying at Walter Reed. The building at Butternut and Georgia (across Georgia from the main campus) is nearly demolished. This will be a new fire station.

Just up the street (Georgia and Elder-Fern), several vacant properties have been razed. Not sure what’s going in there. I don’t think this is part of the Walter Reed plan. My guess is condos. There have been several low- and mid-rise new construction and renovations in that immediate area.”

From Montgomery County Police:

“Call received at approx. 10:48 a.m. for report of single shot heard on Walter Reed campus. Officers have not confirmed initial report.”

A reader writes:

“I just got a text from a friend that there is an active shooter at Walter reed hospital. She said that all entrance gates have been locked, and all employees have been told to shelter in place and lock themselves in.”
