    And while I LOVE this house, it would have been great had it come with parking. What’s the likelihood the city would let them carve out a driveway from that sidewalk? The backyard is massive enough…

      Snowball’s chance in hell. A request for a curb cut will bring out all the neighbors. It also will undermine the curb appeal of the house.

    Was it earlier this week that Dan featured a very unremarkable Bloomingdale property listed at $1.35m? This one will be gone by the end of this weekend, likely going above asking. The other one, with an extra story, will likely continue to sit until a price reduction.

      The sinks in this house look like IKEA. Not clear why you think this house at $1.29M is a better deal than the Bloomingdale one at $1.35M.

        Although Ledroit Park is a historic district, so that does increase the value of properties in the neighborhood vs. ones in neighborhoods without such protection.

      Oh and I would consider a pergola in the backyard. Not sure if that would affect the “charm” or not.

      Yep, I don’t love the cabinetry either but I really like the layout of the kitchen! This house is one of the best listings I’ve seen on PoP in a LONG time!

      What is it with all of these super-busy mosaic tile backsplashes?? I know taste is an individual thing, but it’s hard for me to understand how anybody finds them attractive. To me they look really trippy when I’m stone cold sober and looking at them on a screen — I’d hate to have to deal with them in real life, especially if I were at all tipsy.

    Why does that basement apartment kitchen not have any upper cabinets? From the picture it seems like there isn’t anything that would obstruct them.

    it doesn’t really show up at all weird in the pictures, but its strange that there is a full bath right next to the kitchen on the first floor. curious to check that out during the open house.

    and yes, should go for above asking. might be a fair ask if this were a home depot-quality job. but its really thoughtfully done.

    I’m pretty sure this house has an existing right for a curb cut and a carriage house, since it originally had them back in the day.

    I’d say good deal. The kitchen, with the yard view over the sink and the mud room, is totally dreamy, and there is a lot of space. And if I had money to buy this house, I would also have the money to replace the backsplash. One weird thing though–it looks like the master bath has the tub, while the other bath has the shower. But I guess I could overlook that. Since it sold already (and I don’t have 1.3 mil lying around), I guess it doesn’t matter much what I could overlook, but overall a really pretty house!

      nevermind, I’m blind–masterbath has a bath and open shower. Which I’m not a huge fan of, since that can get chilly, but is still pretty baller.
