    I think they have fudged the square footage. The house next door is clearly the same width and depth, and is listed as 1152 square feet. This one’s tax records say 1222, but the property listing says 1508 sqft, on which I call bullsh!t. I’ll concede that what is there is very nice, but $1.1M for a very nice ~1200 square foot house on a very busy street with almost no set-back from the road? No thanks.

      I thought so at first, but it looks like they have a basement (last bedroom), so I assume that is the extra square footage. Place still would feel super tiny.

    Agreed with others. $1.1M seems like a lot for a house this small/narrow. It looks a bit cramped even in the photos, which means it must look REALLY cramped in real life.

      Until everything around it is razed and enormous condo buildings are built, blocking all views. Think about how great the view was before the current condo buildings were put up.

      It’s hard to believe this is 1500 sq ft.

        Yeah, you and I like very different things. More and taller buildings would make me like the view more.

        I believe that these are in the historic district; by the time the neighbors are razed, this house will be worth A LOT more than it is right now.

          Historic district or not, that doesn’t mean that all structures are preserved as in for perpetuity. The house is worth what someone will pay for it – no more no less.

    The location is really convenient, and that deck really is pretty great… but not 7 figures great.

    uh, what? $1,000 a square foot for a 2br? I guess the roof deck is somehow worth an extra $350K…

    I guess I don’t understand why there are two doors from the living room to the backyard. Also, clearly, if you plan on entertaining on the rooftop deck, your guests will need to traipse through the master bedroom. Also, no picture of a washer or dryer, and not listed in the features. At that price I would expect laundry.

      The Redfin listing says there is washer/dryer stacked. I agree on the two back doors. My guess is that a window would have ruined the symmetry, especially with the fire place, and the doors bring in the maximum amount of light.
