Wow, really pretty outside, but so many missed (and messed up) opportunities inside… those bump outs in the ceiling??Still it looks like a great price for a decent flip!

I could work with this. Livable and all the cosmetic things one may not like can be upgraded over time while still living in a pretty nice home. Not perfect but not 800k either and it has a yard and off street parking for at least 2 vehicles

Especially if you’re handy enough with a hammer and nails to do the work yourself, and you’re not the type to accidentally cut your johnson off with a miter saw.

  • wdc

Looks as if it was done by a careful but inexpert renovator. Lots of corrections and ad hoc work visible, which makes me wonder what’s hiding behind the walls.

  • LedroitTigah

I think this a gosh darnit adorable house.

  • Woodridge

Now I know how it would look if I added fully ducted central A/C to my house. I guess I’ll stick with window units.

    • Bloomy

Go high velocity!!! Ours is great. No visible ducts.

But do NOT use MP Energy, they are a nightmare!

        • Bloomy

We used Sila and they were great.

Seems like a great deal to me – cute house, renovated, good location for walking to stuff, lots of bedrooms for that price. I bet it goes significantly over ask.

This has bidding war written all over it. Good luck.

Franklin Street through Brookland is very busy. With a stoplight at both 12th and 13th, traffic is often backed up (with frustrated drivers and honking horns) in both directions during both the morning and evening rush hour in this particular section. It is right around the corner from Menomale though . . .

Ouch. Well, that kills it for me.

The new “container condos” won’t be any less attractive than the brick bunker and parking lot currently there. However, I agree with OneStreet about how busy Franklin is and raise them that it is the primary route for many emergency vehicles, given the fire station at Brentwood/RIA and the direct route to WHC. I also live approximately one street over, and can still hear the emergency vehicles screaming along Franklin at all hours. It’s pretty bad a block+ away…right in front of my house would be crazy-making.

          • JoDa

Though I should say that I think this place is priced to consider all of that. It’s a large and mostly updated home close to transit and services with a yard and parking…well worth the price. Just around the corner on Douglas (which has its own problems) there was a MUCH smaller bungalow-style listed for $600K that went under contract quickly.

oh man, those look so cool! but i wouldn’t like the busy street.

  • neighbor

Nice house for the $$, but the location would kill it for me. On Franklin and right by upcoming development.

  • anon

We actually looked at it. It is super cute but has no parking. Those spaces are for the house next door. It was amazingly cute though, but just the thought of trying to battle for a parking space late at night or with groceries in hand on a extremely busy street made it a no-go.

Whoever did the staging and photography for this listing deserves an Oscar or an Emmy or whatever, because it certainly comes off well online but the reality upon seeing it in person was a definite let down.
