    Hard to say for sure because there is no address listed, but this price seems quite high, notwithstanding deeded parking, given that it lacks in-unit laundry and an outdoor living space. Is this really what 1-bedroom condos go for in Adams Morgan? My CoHi building is lovely and just blocks away, and close to Metro, and most of our 1-bedroom units went for about $85K less last year.
    TL;DR: This seems like way too much money for a 1-bedroom condo. ***Shakes fist and yells at clouds***

      It’s overpriced by a decent amount for such a small unit. That said, Kalorama is seen as more desirable than Columbia Heights. I bet it will close near $450K. If it was closer to 800 sq feet, they could get this price.
      New construction 1BRs @ 600 sq feet Adams Morgan are selling around $450K.

        I agree, but Kalorama vs. Adams Morgan are different stories. If we are talking Kalorama, I agree with you on the price. The walk to the Metro from certain parts of Adams Morgan can be a real pain.

        Yeah — my guess given the “former embassy” status is that this building is west of 18th Street and probably far enough west to be considered Kalorama.

        Walking to Dupont from this part of Adams Morgan is not considered far by most – this is not in Kalorama, and not near the part of Kalorama that is further from the metro. I lived very close to this and walked to Dupont (not walking very fast) in 12 min and Woodley Park in 14. This is is about equidistant between the two stops, just over a half mile in distance to each.

        New construction comes with elevators, which older construction does not. After a certain age, that matters (I’ve reached that age.). In a wall-up, prices decline as you go higher. It is nice and light up top, which is nice, but having to walk up there balances that out as far as price goes – the light (and no one above you) is the bonus you get from being willing to climb the stairs. Which is not hard, generally, but can be a pain with laundry, groceries, and luggage. (Been there, done that, can’t anymore.)

    That’s $752/sq. foot, with no in-unit W/D and a $350 condo fee? Yikes. I don’t really know the 1 BR market, but that seems awful high.

    Small footprint and anything remotely close to Kalorama (the triangle, the neighborhood, etc.) usually gets that label from realtors, owners etc. rather than Adams Morgan. Overpriced by at least $25K

    1863 Kalorama Road NW, found it on Redfin.

    Seems pretty expensive for a 1 bed/1 bath that size, but I don’t know the location well. It’s a cute space! I’m not sure what the elevator situation is, though. I don’t think I could handle a 4th floor walk up with laundry in the basement.

    It’s a cute little place, and it is that, little. No, one-bedrooms in this area don’t go for anything near that. And to think they started at $499. This is priced as if it is in NYC, not Adams Morgan. This IS in Adams Morgan because it is east of Columbia Rd. – but it is practically across the street from the Kalorama triangle, as it is close to Columbia Rd. Not that being on the other side of Columbia Rd. in the triangle would make a difference in the price. It is just grossly overpriced. At least it has AC, so will sell, but not for anything remotely close to the current asking price.

    Price it will sell for will start with a 3, not a 4, as is the case for the LISTING prices of similarly sized one-bedrooms nearby.
