Assuming no major structural faults, this is a steal. Might bid on this myself, though I assume it goes to a developer for cash

Buy it now and pop it up before the historic district happens.

Pop-ups are beyond the financial reach of most owner-occupants.

You do understand that was a joke, right?

  • HaileUnlikely

It’s cute and all, and appears to be in basically move-in ready condition, but at 728 square feet and no basement (I’m pretty sure there is no basement – property records do not mention a basement and I see nowhere to enter the basement), it is perhaps 10% larger than a typical one-bedroom condo. Given the location I wouldn’t necessarily rate it as a bad deal, but I certainly would not call it a steal either.

This is speaking purely as an owner-occupant. I don’t have any idea whether this might be a good deal for an investor who intends to pop it up or down or back (not sure whether pop-back would be allowed here). But seriously, hell, even if you pop up and add another entire floor, you’d still be under 1100 square feet total.

I know when I have lived in DC for to long when I just said to myself, “Wow a 2 bedroom for under 400K. What a steal.”

Lincoln and Todd! One of my favorite DC intersection names!

    Begin the bidding war!
