      and it’s underground!

The whole point of staging a place for sale is to make it look neutral enough that prospective buyers can easily imagine their own furniture in the rooms, rather than being distracted by more “taste-specific” choices (e.g., chartreuse paint on the walls).

    Is the magazine “Basement Apartments”?

  • S

Both bedrooms are so so small…

  • sproc

Paint is an easy fix. I think it’s pretty nice, and for better or worse, the asking sounds decent for the neighborhood. I’d really like to know what the “super low condo fee” actually is, though.

Always listed with the price at the bottom: 273 here

Given the location, if I were looking (nope) and could afford it (nope), I’d be mildly interested. To me, the small bedrooms are the only major negative that is not an easy and relatively inexpensive DIY fix.

    • petworther

Wow. Is there a DIY fix that makes this not a basement apartment?

      • HaileUnlikely

F*. I somehow managed to completely overlook that. Nevermind. Waaay too much money for a basement, though I wouldn’t be surprised if they manage to sell it for this much or close.

      • Anonomnom

Actually, for a basement this isn’t that bad. Full sized windows in most rooms at least. I could do it.

        • HaileUnlikely

I agree that it isn’t that bad for a basement; it definitely changes my view of the price, though.

          • Anonomnom

That is a very fair point. For over half a million, I’d like bigger rooms or above ground. Or at least some unique amenity, such as a patio or parking.

          • Anon

Unique amenity: steps to the P st Whole Foods / Logan Circle. I doubt you can find a non-basement 2br in this immediate area under 650k

  • Anonymous

The price is high for 2BR/2BA condos in recent months, most of which have seen at least one price reduction. (They all come on the market at five-and-a-half. It’s become predictable.) It’s especially high for a basement, though. Also, any 2BR under 900sf is going to have a pretty small 2nd bedroom; in this case, it’s a den and because I don’t see a closet in those pics it might not even be a true 2nd bedroom.

  • Rob

I noticed there is pretty much no storage in kitchen for practically anything

  • Rich

It’s not much bigger than my 1/1 and with lower ceilings, the basement location, etc,.it’s probably a bit on the claustrophobic side. It would be a good deal if it had about 200-250 more sf or an amenity like parking.s

  • GabinSeattle

It may have “full size” windows but only partial light is coming into the unit – all the lights have to be on for those pics to work!

  • Very small kitchen and 2nd bedrooom is really too small to be a functional bedroom + basement = a bit overpriced without parking.

    Beige can be changed.

  • LJ

Nice location, but shades are drawn making me think it looks out onto a wall. Low condo fee may as well be a sign of trouble, you know, what if you have to pay it later if something happens with the building.

  • textdoc

Does that second bedroom have a closet? The French door makes me suspicious — perhaps this is really a one-bedroom plus den, not a two-bedroom.
