For nearly a million bucks, it’d be nice to have a more workable kitchen…

    • anon

personally, I love this kitchen layout. Simple and tucked away so you can actually escape the drudgery while in your living room. But because of people like you, this owner should probably have opened this whole thing up and slapped some stainless/marble on it to make more money.

      • Caroline

I cook a lot and would be happy with this kitchen. My only qualm is that there’s nowhere to put a table. It looks like you could put one in the enclosed porch area, which would be fine for dining but inconvenient as an extra prep surface.

      • Emmaleigh504

I like the kitchen too. I’m a fan of walls and doors around kitchens so I can just close the door on the dirty dishes and enjoy my company.

      • whiteshorts

It would be tricky for two people to use that kitchen at once. Even in my household, where I’m the only one that prepares meals, we crash into each other a lot as my wife takes pills, rummages around for snacks, puts away dishes, etc. It’s also nice to have her at the kitchen table doing something else while I cook, which you can’t really do with this setup.

  • k

I love the look of these preserved and well maintained original row houses. Every house I’ve seen recently on the market in that area is over a million. The kitchen is dated but not enough to down the price by more then 50K.

  • B’dale Res

Kitchen isn’t the issue. Lack of HVAC is…

    • jumpingjack

What do you mean? The listing says that the HVAC was recently upgraded, and I see no window units in the photos.
      .
This is a beautiful house. The kitchen looks usable but not up to the quality/size of the rest of the house.

      • jumpingjack

And the listing on Redfin says Central AC.

    • K

ahhh, that explains would explain how this house is easily 50-100K cheaper then all the others on its block.

    • HaileUnlikely

If true, easily resolved with a ductless mini-split.

      • JS

But then you’d have to look at the mini-split, and those things look like barnacles hanging off of the walls.

  • Anonymous

You don’t see too many of these 1920’s homes this close to the capitol so it’s a great example of location/location/location. Nearly identical houses seems to be selling for $650-725 east of 13th.

  • Caroline

My house five block east of here is valued at $992k (if Zillow is to be believed) and it’s not nearly as nice or as big. I like my kitchen better, but we don’t have a garage. This seems underpriced.

    • Formerly ParkViewRes

Zillow is usually less than what it’s worth in my experience.

  • soozles

This seems like a fair deal to me, considering how expensive the Hill has gotten. This house looks like it’s wider than many rowhouses, and the floors look like they’re in good shape as well. My one gripe would be that it looks like they removed the radiators. Too bad.

    • whiteshorts

Yeah the loss of radiators is surprising and tragic.

  • Nice details, fair price.
