The 16th Street Heights neighborhood is attractive to DC buyers seeking some room to spread out in living space detached from their neighbors and the typically large accompanying backyard. Although not particularly Metro accessible, there is an express limited stop bus that traverses 16th Street during rush hours.

This particular house suffered from something that many DC buyers might consider a deal breaker…the dreaded single bathroom in the entire house. Priced competitively under $650,000., the escalation to nearly $700,000. suggests that there was more than one buyer willing to deal with that affront to modern amenity.

In the past six months, detached single family home sales in 16th Street Heights have ranged from $480,000. (from agent’s description: “needs a plumber, electrician, heating and cooling contractor, and a gardener; and that’s just for starters”) to $1,250,000. for a completely gutted and renovated property on the same block as the subject property that was under contract before it ever hit the multiple listing service. There are currently 5 active listings for detached homes in the neighborhood, ranging in list price from $615,000. to $998,000.
