      It’s currently a group house. My buddy lived here for 3 years, it’s a really nice place. Though, I’m not sure if it’s $1.2 million “nice.” But it does have a large garage that connects through the laundry room. Lots of outdoor space, too.

        I remember going to a couple of parties there 10 or more years ago; it was a group house then, too, but I think it’s undergone some renovation in the interim.

        I saw a window A/C unit in one of the bedrooms — is there no central air, or is it a single-zoned system that doesn’t work well on the third floor?

          It’s got central air/heat, you can see the ducts in the ceiling of the living room. I just think the top floor probably suffers from lack of airflow + takes the brunt of the sunlight, so they need a window unit AC to supplement.

          My buddy lived here from 2009 to 2012. Funny that’s it been a group house for so long!

    Stupid move. U Street area is absolutely a great neighborhood in its own right. This would be like calling 27th and P, West Dupont instead of East Georgetown. Dupont and Georgetown are both great neighborhoods in very different ways. There’s no benefit to lying about Georgetown and calling it Dupont, or vice versa, when the division is crystal clear. Same with Logan and U Street areas. Great neighborhoods, some differences, no need to lie.

    And it’s absolutely amazing the sort of misrepresentations realtors can get away with in advertising for million dollar transactions. It goes without saying that many in the profession have no scruples (yes, some do and yes, this isn’t the most flagrant example), but it’s baffling that a retailer must accurately state where a $8 t-shirt is from, but when it comes to million dollar houses, absolutely anything goes.

    If you are going to sell a house over a million you need do a few small maintenance issues. Nothing overtly wrong but those little thing should have been attended to. I don’t know if their realtor didn’t tell them to (at which point you have a bad realtor) or they chose not to listen, either way people are going to look at those pictures and wonder about the grout and the little dings and nicks and wonder – especially at that price. People in that price bracket expect more.

      people who want a corner house with parking close to metro and and easy walk downtown will take what they can find. This house has everything but a basement unit. Definitely needs some reno, but easily worth over a million.

        Agreed…I attribute this to the prices of 2bedroom condos in this area. If condo prices weren’t as high– I don’t think it would be worth a over a mil.

          Not sure if attribute is the right word for this correlation. You mean to say if demand were not that high, then it would not be worth over a mil. Condos don’t create demand, condos are built because demand is high enough to make building condos profitable.

            Agreed, and the construction of new, expensive 2 bedroom condos does not make 4 bedroom houses any more expensive. Instead, just like for 2 bedroom condos, demand does that.

    Real credible agent listing it in “upper Logan”…come on now, seriously?

      Can we go ahead and bust the realtor trust/cartel yet?? Assuming this doesn’t even go above asking, they’ll make, combined, over $71,000. Yet the listing agent made up a nonexistent neighborhood. And substituted Caps Lock for any actual pre-listing maintenance, cleaning, or improvements.

    Always wondered why the two halves of this house couldn’t just agree on a paint scheme. Instead of looking like one grand mansion from the street, it looks like some sort of bizarre funhouse.

        Oh yeah. I’d be wary of buying this half of the house. If for no other reason- you’d be sharing it with the owners 2243, whose judgment / taste were responsible for that.
