This is a GREAT deal. The house itself NO, but after 150-200k reno you will walk in with equity on day one.

    Investor already probably bought it.

I think the most appropriate way to enter that house would probably be while being chased by Freddie Cruger?

  • Anonymous

Yeah, It will be great to be able to walk to the” anticipated Whole Foods” to buy food for the guy who’s chained to a radiator in that basement.

A picture of the H street playhouse which closed earlier this year is a nice bit of false advertising.

I’m thinking the inside must be in worse shape than the exterior hints at. Probably needs way more than $200K renovation.

The house immediately next door to mine just went through a 3bdr/3bth full gut reno from basement concrete slab to up to the roof. Was striped to complete shell and it cost around 170k.(contractor told me)

      • Anonymous

Do you know who the contractor was? Seems like a good deal.

      • Anonymous

That’s what it likely cost the contractor. I doubt that’s what it’d cost you. (I’d tag an extra ~40% to that figure and you’ll know what you’d likely pay for the same reno.)

We paid $150,000 for a full gut reno of floors 2 and three, with a 50sq foot addition. $170,000 sounds about right, as for me to do the basement (if I didn’t have a garage that would need demoing) would probably only have been another 40k or so. I tagged the addition at $20,000.

Wow – seems like you got a solid deal in that case!

I’ve seen listings before with a few exterior shots, no interior shots, and a few shots of “neighborhood amenities.”
    .
However, I think this is the first one I’ve seen with TWENTY-TWO photos of neighborhood amenities.

How about posting pictures of inside the house (even if a gut job), instead of posting pictures of anything nice in NE?

  • Hilltopper

I used to live down the street from this block, and there were cops out there all the type dealing with the bunch of losers who are always loitering outside.

    • Anonymous

I live on 6th St a block above this and it’s gotten much much better. I really never see anyone hanging out there. Honestly you see more baby strollers than anything else in this neighborhood now.

  • Eponymous

Assuming that this is 2500 sq ft PLUS another ~1200 in the basement, it seems like a pretty darned good deal.

    • Anonymous

2500 includes the basement. The upstairs is 1700sqft.

Ew, it looks haunted. And I bet that alley smells like piss and crack pipes.
