This petite home sold for a net of $451,900., or $18,800. below list price, going rapidly under contract after just two days on the market. A few years ago, being right on busy Florida Avenue probably would have yielded substantially more days on the market. (Actually, in 2004, when it was last sold, the newly renovated property required several price reductions and stayed on the market for 72 days until it finally sold for $245,000.)

Now, the property is next door to new construction condos and faces nationally known art galleries, including Connorsmith and Industry. It also pretty much backs up to H Street restaurants and entertainment. And, finally, they’re setting up the electrical lines for the street cars.

Back in April, we looked at a Good Deal or Not Revisited (GDoN-R) one block west that settled for a net just shy of $900,000. Granted, that is a much larger house, but reflects the shift in perception of value in the area.
