Expansion of streetcar lines up Georgia Avenue sparked development in 16th Street Heights at the beginning of the 20th century. Per the Wikipedia entry about the neighborhood, original covenants called for homes to be “fully detached”. Subsequently, many of the homes in 16th Street Heights are large in comparison to homes in other neighborhoods, and with substantial lots. Prices for these homes can be a good value, especially when compared with detached home prices in NW neighborhoods west of Rock Creek Park.
Since March of this year, there were 21 settled sales of detached homes in 16th Street Heights. Prices ranged from $397,000. to $929,900. Active inventory for detached homes in the neighborhood is currently at 14 listings, ranging from $525,000. to $1,250,000.
