Given its proximity to the waterfront, the National Mall, Arena Stage, Nats Stadium, and public transportation, it is somewhat perplexing that the Southwest quadrant of the city is often overlooked by prospective purchasers. We may see more interest in the coming years, as there is major redevelopment planned for the area (similar to what has been going on in NOMA). Of course, the prudent time to buy in is before all that happens.

Many of the current purchase opportunities in SW are in cooperatively owned buildings. Here is a brief description of cooperative ownership from a prior Good Deal or Not Revisited post. Note that Harbour Square, which the subject property is part of, is not subject to affordable housing restrictions.

Sales of co-op units in SW since February 2013 have been plentiful. They range from the transfer of a $70,000. studio unit in the Charles Goodman designed River Park to a $749,000. sale in Harbour Square. You can see the pics and details for these units, as well as what is currently active in the neighborhood here.

The listing agent was Gene Misurella of Weichert Realtors. Heather Graves of Central Properties represented the buyer.
