    Can a carriage house be built similiar to this one in on my property? In my neighborhood we have deep backyards and would be great to be able to build something similar.

      I’ve been wondering this same thing. I have a garage behind my house. What does it take permitwise to add plumbing (already has electrical) and put a second floor on the garage? Can you generally do it if you already have the structure? Does anyone know? Does it matter if I *don’t* want to rent it out?

        I don’t have an exisiting structure, but I would build one really quick if I’d be allowed to build on the back end of my lot. My backyard is 105 feet deep.

        Oh wow, thanks for this! If I understand this right I actually could add a second-floor to my garage as I haven’t maxed out my house/lot size ratio and my intent would be to have it as space for guests, not renters. I don’t really have the money right now that I suspect it would take to do it. Obv would consult a lawyer first, etc.

        Anyone have any experience turning a garage into a carriage house? Anyone seen it done?

        • A friend did it – turned an old burned out alley structure into the coolest home ever plus event space. But it took YEARS of city hassles.

    Very tasteful house. Seems to be priced properly for as up-to-date and well-appointed it is (not to mention the carriage house rental income). Love it!

      Yeah…Though it’s Cap Hill, I have seen/been in even way nicer houses in DC that was less than 1mill….

      But I do like this house….

    I actually looked at renting this carriage house a few years back. The house looked pretty awesome back then too. And the carriage house was actually really big upstairs. I always kinda regretted not taking it!
