The listing says:

“+++gorgeous and well priced condo in freshly renovated building+++ located in the heart of Columbia Heights+++ well managed building with very low condo fee+++ call 1st to see, will be on centrilock within a couple days. ++actual unit square footage is reportedly greater than indicated in tax record++”

    Hmm – kind of a rough block. Guy shot a littlire kid through a front door about a year ago. People abandon the cars (yes, abandon, not park) and disappear into the charter schools on the block. It is a pretty chaotic traffic situation at all times, and I am not confident it will get better any time soon. Police could have a field day ticketing people on this block, but I never see any there.

    Haven’t been into the building to assess the quality of the recent renovation, but I would avoid it unless you think it is a really good deal after you see the place..

    It’s so strange to me a “rough block” would be less than 2 blocks from the metro station in such a high property value area.

    Not even 500 sq ft? Yikes. Selfishly I hope the price is right since that would bode well for my place. 🙂

    The foot/street traffic on that block would get to me. I’d like to see more photos, or at least one of the bedroom. Maybe I missed it but I didn’t see it.

  • I think that’s about right as an asking price. The building was renovated a few years ago and the block has improved significantly since then. I question why there are no photos of the bedroom or views. My guess is that the view is zilch – a bunch of bars or maybe a wall. If that’s the case, then 300k is too high.

  • I think I looked at a 2BR in this building in 2010, and the building had just been converted from apartments to condos. If I am thinking of the right building, then they did go all the way with a high quality renovation and designed the unit layouts well to feel much larger than the actual square footage. The unit I looked at was in the back of the building and had a view of the dumpsters, which was a deal breaker for me at that unit’s listing price. If this bedroom is a decent size (agreed that there is probably no photo for a reason…) this seems like a decent price. Offer $290k, put 15% down, and your PITI plus condo fee will be about $1,600. Plus, property values on that block have nowhere to go but up if you’re willing to wait it out for a couple years.

    It is a somewhat recently renovated building yet there seem to be units for sale all the time. The condos are under-priced compared to other updated units on that street. It makes me wonder if there is something wrong with the building. By the way, I just moved from this block and wouldn’t call it rough at all. Crime is similar to other areas in CH and trust me, they do ticket cars there!
