The DC real estate market is moving so ridiculously fast these days that I thought I would catch up all of the rest of the May closings for Good Deal or Not (GDoN) properties in one fell swoop. Good Deal or Not commenters predicted that this one would go over $700,000. It did go quickly and a tad above list price. This was the lowest price by far for a fee simple house in Cleveland Park for anything listed so far in 2012.

Gotta love the H Street vs. Dupont debate in the comments. To each his or her own (neighborhood), for sure. There was also some questioning over whether the renovation was worth paying $300,000. above what the developer did. Considering the time, patience, knowledge, dust, etc. to do a complete renovation, I’m seeing lots of buyers all over the city preferring to pay for somebody else to deal with the trouble of going through the rehab.

This was a reader request under the premise of “Can’t decide if this listing is the deal of the century or a money pit….. Thoughts?”

General consensus in the GDoN comments seems to be that it was listed too low, although there is some pondering of the nature of it being an estate sale. The last owner purchased it in 1998 for $235,000. (which was probably a lot for that location at the time).

GDoN commenters generally thought this was listed high, especially considering that there is no onsite parking. Somebody apparently did not mind.

The majority GDoN vote was in favor of this being a good deal. The home is on the larger side for properties in the Burleith neighborhood and sold towards the top of the market in that area just north of Georgetown.
