Historic Preservation Contractor Recommendation?

Can anyone with a historic home recommend a contractor that works in DC? I’m looking at window repair, stripping siding down to the original wood, and a few other things. I’ve found plenty of trade-specific references, but I’m looking for a general contractor versed in historic preservation.

Contractor to remodel for rental

My family has a Petworth rowhouse in desperate need of a total remodel to be able to continue to rent it out.

We’ve been looking for contractors but so far have only found companies more suited to end-users and not quality rentals (think long lasting but less fancy finishes).

Any suggestions?

Architect recommendation?

I am interested in working with an architect to redesign the roof of my two-story, circa 1900 DC row house. I would like to add some skylights and relocate the HVAC system to the roof. Anybody have good experience and recommendations with local architects who take on smaller residential projects like this? I’m specifically looking for a firm that has experience with roof engineering, systems design (e.g., electrical and drainage for the HVAC), and construction oversight. Thanks.

Any way out of stairway width reqs for renovations?

I would like to change the stairs in my home from the existing horse shoe shape seen in narrow row houses (that breaks up the space on the first floor into two rooms) to a more common straight shape. My understanding is that DC code requires stairs to be of a certain width if they’re not changes to the existing case. That width would take 1/3 of the first floor. Does anyone know if one can petition for an exemption due to the narrow footprint of the house? Or another way around that requirement?

Looking for a general contractor – snowflake issue – I'd like it to be a woman!

I have a bunch of house projects I’d like done (from drywall patching to installing new bathroom vanity, weatherization, maybe a roof deck?) and I’d like to develop a working relationship with a great general contractor who I could use to manage all of these projects. Also, I’d like it to be a woman Not necessarily a female owned firm; I’d like the person who I work with (and who coordinates any subcontracting) to be a woman. I’m not going to go into why, let’s just assume it’s a given at this point. I’m a woman, if it matters.

Does anyone have any recommendations, or even better, other ways I can be searching for this? The person would need to be 100% legit (licensed, bonded, etc) and I am looking for someone who really prioritizes good communication and relationship-building. I potentially have a lot of work that could make them a lot of money over the years.

I’m open to any suggestions, thanks!
